You're correct about that hurting Real Estate in Turkey as well as attracting expats. Greece, Italy, Spain and Portugal offer paths to residency without the hefty price of 200k, which are fantastic alternatives for expats looking to retire in Europe. You got to be kidding. You know how much it cost to live in Milan? Try taking a summer holiday to Italy where you can't stay in a hostel with bunk beds for less than $80 a day. You can get a nice hotel room in Alanya for half that price. And sure, Portugal has more affordable residency visas like the D7. But that's if you don't mind paying 20 to 30% of your income in taxes to the Portuguese government! Plus their real estate value has gone thru the roof. Turkey is still much more affordable, and you don't have to pay taxes to live there. Even the property tax is so damn low! Everything in Turkey costs a lot less than any EU country except maybe Bulgaria. Plus Turkish cities aren't dirty & riddled with graffiti, like cities in Italy, Greece and Portugal

This economic policy will cause inflation, and eventually the bubble will burst causing catastrophic economic failure, and recession. It will take 10 to 20 years. Some will see it coming and cash out, causing panic in the market place. Eventually real estate along with the Turkish currency will be worthless. Turkey can prevent this by funding many multi-family cheap housing projects sufficient to meet the needs of the middle and lower class. This redistribution of wealth will balance economy and the real estate market preventing it from running away. It will also ensure steady economic markets for decades to come. Or they could keep selling to the wealthy until the poor cannot afford to live in their own country, which eventually will affect the wealthy as well. Then they can be just like the West.

One of the big reasons the Turkish government changed the law is for foreign money. Turkey imports more than it exports. Costs of imported materials etc have mainly to be paid in foreign currency. Turkey even got to the point where it didn`t even the money to industry running, purchase oil and gas. You haven`t mentioned the fact that the Turkish government even seized foreign money owned by Turkish companies. Turkish people were also made to sell a percentage of gold they owned to keep the country running. Now ask yourself why the Turkish Lira has devalued? It is for the above reasons. The Turkish government has most likely kept the new residence law secret to the last minute to fuck foreign investors over.

I think that you are right unfortunately. Just like before you could get the citizenship for ,$200 000 approximately and suddenly doubled that amount so people couldn't make arrangements to buy and become a citizen anymore. At $400 000, I don't think the Turkish citizenship is interesting anymore. Too bad and now with the new law where you need to stay outside the country for 90 days after you leave, you are definitely screwed. Too bad, so many changes for the worst.

You fail to mention that several thousand foreigners have already left Turkey due to their residence permit being rejected, especially Russians, Ukrainians, Irakis, Iranians, and so on... which made the real estate market collapse in Antalya, and other beautiful parts of Turkey. Hence no longer interesting to try to do anything with the rules constantly changing.

Greetings! In time of purchase you pay one time tax of 4% of the cadastral value (not the market value). After that you pay a very small yearly tax of around 0.01% also on the cadastral value of the property.

Hi Sascha, what you are saying about residence permit (Ikamet) and foreigners wanting to rent a property in Alanya and apply for residency is not true. When foreigners rent a flat or house in Alanya and can prove they have a regular income source such as a pension they do get Ikamet. This was always like this and did not change. I know almost all real estate agents in Alanya say what you say, that is why all the foreigners who rented a place here left, because they believed it. I know a couple who rented a house and just received their Ikamet. So please do not scare the people away. Many of them were retired people and got in very stressy situations because of this information because they did not plan to go back to their home country or anywhere else.

Hello! What Sasha is saying is based on the experience of our clients and our company. It is true that officially there is no statement or law that forbids foreigners getting an IKAMET based on renting a property, however most of our clients got denied first time IKAMETS based on rent. There were exceptions in cases of Ukrainians, and also those, who have been renting already and are just extending their permits. What we know for now, is that it is unlikely to get an initial residence permit based on rent, unless you are from specific countries like Ukraine, so we do not recommend people to waste money on this. Nonetheless it is always your choice and you can try, but we cannot say that you will get it for sure. :)

I think you have your facts wrong. Even a couple of years ago, the govt started cracking down on issuing Ikamets based on renting. Just having a pension doesn't cut it. If you can provide the evidence where a person can get an Ikamet by renting in Alanya, I'll personally go to that place when I'm in Alanya later this year. Because I have a pension myself

I was considering purchasing a property and live in Turkey and spend my pension to enjoy Turkiye in my retirement . This would mean I would be contributing to the Turkish economy without taking a job . Unfortunately the new threshold has put that out of reach . Never mind ,It’s plan B to Malaysia now. There is also the matter of no guarantee of residence permits in the future which would leave many people in limbo and potentially lose all their savings and become destitute . The cost of living is the same as London ,so why bother ?

Greetings, why is that? In our company we have after sales service which deals with registering electricity and water for our clients’ apartments, and we daily register it for people without Ikamets. You cannot get electrocuted and water subscriptions only if your building doesn’t have an iskan (technical passport), otherwise you can, with or without a residence permit.

Also the problem is that after you leave your 90 day stay in the country, you won't be able to return for another 3 months and so on which makes it very inconvenient to own a property in Turkey. For that reason, I won't be buying. Too bad, I was in the process of searching a flat but thank God, that law came into effect before I bought anything and wasted my money. Also the residence permit is issued in Antalya for very undesirable places, such as near the airport and far from the beach. So what's the point ?

Very nicely explained almost every point 👌👌 However Few questions and Suggestions. 1.Any chance in the near future that residency permit amount by property purchase will come down,since 200k usd is a lot just for residency permit? 2.Why us this 200k usd limit applied to the whole country,there are districts where not a single property is worth over 200k,so shouldn't different districts to have different property prices for the ikamet? Btw that will develop the underdeveloped districts if foreigners invest there with lower property price permits. 3.Is Turkey only cashing on the well off war refugees from Ukraine/Russia and the Middle east? 4.Does Turkey tax it's foreign residents on their worldwide income or just the income originating in Turkey? 5.Does 200k property purchase for residency leads to Citizenship after some time and if it does then after how long and any physical presence requirement? 6.Does Turkey allows dual citizenship ?

Thank you so much! 1. We sure hope so, the laws do change quickly in Turkey, so we can never say when something will change. Keep in mind that you can still purchace a property for less than 200 000$, but in the Tapu (certificate of ownership) itt will still show 200 000$. 2. We really do not know, for us this law doesn't make any sense either. The way around it is only if the person owner the property for over 5 years, in that case they can sell for whichever price they want and still show 200 000$ in the Tapu without paying Taxes. E.g. they sell the property for 100 000$, just put 200 000$ in the Tapu. But do mind, that you will have to pay taxes on the sum you have in the Tapu, not the market value. 3. We wouldn't say that Turkey is only cashing on refugees from said countries, on the contrary it seems like now they are doing everything to stop the influx of foreigners. Russian citizens still remain the largest group in terms of tourists and real estate purchacers. 4. Just the income originated in Turkey. 5. No, not necessarily. In order to get turkish citizenship you have to buy property for a total sum of 400 000$ in the cadastral value. In this case you can get citizenship by investment. Another way is to work in Turkey for 5 years continuosly, or live here, after that you can apply for citizenship, but you will have to pass exams and it is not guaranteed, also in this case you will have to let go of your original passport. We as a real estate company have expertice in aquiring citizenship by investment only, so for a better consultation on other ways, you should contact an immigration lawyer. 6. Turkey allows dual citizenship if you get it by marriage or investment.

So is the time permitted for a foreigner is now different, we were always told max of 90 days per yr. Since when can you leave after 90 days , stay out of Turkiye for 90 days and able to come back all within one yr. WHY IS IT YOU CANT GET A STRAIGHT ANSWER? We were over 90 days by 2 days, and we got penalized big time... there is no consistency. How can we check the laws?

Hello! It is not risky, you will still fully own your property and can do with it as you wish, come to stay during your visa-free period or rent it out :) Alternatively, you can also get another type of residence permit or a work permit and live in closed district full time.

That depends on how you wish to get the citizenship. Right now you can get Turkish citizenship by purchasing real estate the cadastral value of which is more than $400 000, in that case you do not need to learn the language. If you wish to come and work in Turkey for 5 years and then apply for citizenship, then you would need to learn Turkish, and also in case you do get the citizenship, you will have to let go of your initial citizenship to get the Turkish one.

Turkey allows dual citizenship if you get your passport by being married to a Turkish citizen or by investment. However, if you choose to apply for citizenship based on living and working in Turkey for over 5 years, after passing all the necessary exams, if you are granted the citizenship, you will have to let go of your original citizenship.

hello, so my partner is turkish and he is renting an apartment. i have been given a set of keys to said apartment and we will soon put my name on the residency if we are able. He also has his own house in antalya, but we are living in izmir. İs there a way that, if there is proof of my residency, paying for the apartment, and have permission to stay there from both the landlord and my partner, that maybe that could be a way into getting short term residency or something? honestly i just really miss my partner when im away and want a way so i can stay longer

There might be a way for you to get an Ikamet based on rent or on being registered in a property of a turkish citizen, however we are a real estate company, and we cannot state for sure which way is better in your case. We recommend you to consult with an immigration helper, there are some agancies like that in Izmir for sure, and also keep in mind that it is always up to the immigration officer to grant you a residency permit, sometimes it is a quaestion of luck.
