YOU GUYS SHOULD PUT A CONSTRUCTION COMPANY TOGETHER, BY PICKING GUY WHO YOU KNOW DO GOOD WORK TO FORM THE COMPANY. GOOD MASONS, ELECTRICIAN, PLUMBER, ROOFERS. DAT MI SEH CONSTRUCTION COMPANY.

This my worry on buying property. Because Im not there to over see, it can be worrying. Cant trust everyone, sometimes not even family you can depend on to make sure everything is done well. 🤷🏿♀️

When you are starting from the premise of low standards ( which are normalised) and a lack of accountability anything is possible. They can say just about anything in their sales pitch. It's standard practice to prey on diasporans, their favourite cash cows, and the developers are usually well connected, so more often than not the culprits get away with their wrong doing. So many horror stories. **The Richmond development appears to be a standout development, not heard anything negative about them**

This is also a big concern. Many persons own land and dont do anything with it. Historical evidence of this is Montego Heights, established around 1960's to 1970's. Little to no development happened to the point even the roads, light poles, water mains are no longer there. It also caused the further growth of nearby squatting communities. Some owners dont even want to de-bush there properties. You may ask where are they some are abroad, some are dead, those who can ( mostly their children who were given the legal right to the lot) these days have started to sell their lots but the prices of these lots could be sold for more.

Respect for highlighting again the pitfalls & issues for some of these developments. To know is to be forewarned. I have family with property in Drax hall & Richmond & no major issues. Very nice developments. However I just wanted to add that these developers could use better quality fixtures & fittings especially when charging extortionate prices for new developments.

Morning just a note Camelot has serious water issues in some parts but otherwise its okay..... But overall from what I see it's not where you live it's all about the community you live in community matters in Jamaica because yiu can in a gated community spend millions and have horror neighbours in your community's the disposal of garbage and not managing your garbage can be a no no in a community in Jamaica...All development in Jamaica needs homeowners Associations to put in place rules like Richmond and Draxhall so these new development dint get run down

Deezer Let's say you were the lucky one buying new in the UK. It's just as risky if not more. UK big builders have their own rules and that NHBC warranty only kicks in if after a certain time the developer hasn't dealt with the problem.There are thousands of people in the UK today with property that cannot be sold due to defects or the recent cladding issues. Jamaica seems worse because we don't have the regulatory institutions but it doesn't mean these institutions have teeth. It follows that wherever in the world you plan to invest it pays to do professional due diligence. It cost money but that person knows what to look for before and even just after you pay your money. Here in the UK it is common to find new builds with a snagging list reaching 100. There have been even cases of houses built without insulation! Do a Google search and you'd be surprised. The bottom line is that buyers have to beware. Adage as old as time and applies everywhere. People are the same everywhere. You gave some good advice so hopefully people will take heed before spending their hard earned.

Another great video. I am in Camelot Village. Love the development but not the developer. The workmanship and materials used are not the best. However no major concerns with my property. Other home owners have major issues with soil erosion due to lack of proper retaining walls.

@DatMiSehTV you are most welcome. Your video on Camelot helped with my due diligence. Another issue owners are experiencing is solar hot water tanks leaking. Gore did a quick fix but the problem came back after the six months grace period. I did the repair on my own. The plumber stated that the tanks are the best on the market however the leaking is due to poor workmanship. Also I see from you videos that Outlaw knows the Discovery Bay area. Maybe I should book him to show me some of the hidden gems.

Thanks Deezer again for this info...I think, to your point this issue with builders is not isolated to Jamaica....i believe that part is the issue is buys protection/recourse...here in Canada (not sure if it is nationwide) there is a new house owner's insurance, similar to the UK, which covers any issues, I believe for 7 years...

Great advice. What buyers (UK) appear to be missing as you have highlighted is the fact that there is no equivalent of a new build 10 year guarantee against defects (NHBC). Defects often do not show up for years (latent). The only real way is how you have stated which is to look to long established builders or to buy a resale. Another "danger" i have noticed also is how some sites appear to never fully develop. One example is Reading Heights (off long Hill Mo-bay). I think it launced in 2010 and has very few homes on it. So far after more than a decade there is no community there. There should be a time limit (5 years) to compel an owner to build. It appears to be a land banking operation by the owners/buyers of the lots.There is also a restriction against short term letting, so foreign buyers can be caught out. I know that sites such as Reading Heights are "self build" but can end up not being as valuable when not developed. This can be worse than a building defect which can be fixed by a developer. Simply a case of buyer beware (caviat emptor).

Much appreciated my concern is finding HONEST professional lawyers and solicitors who have connections with English lawyers who I can liaise with and communicate with, without back handers to friends who work in syndicate to make money out of windrush children like myself who don't no who to trust out there.

Richmond in Priory is very nice, but there's termites issues but the developers are committed to rectifying it. But termites are really bad
