How you guys do it when it comes to pay capitol gain taxes, I have watched several videos and no one talk about, I know if you sell I property for more than you pay for you have to pay when doing your taxes.

I would say PropStream is probably cheaper. It might not give you the best response rate with any delinquent tax status built into those lists, but you could download many more leads for less money. I sent a post card to Canada from Florida and can score on a 64 parcel 126 acre deal. Not all my purchases, but I can help this Canadian Client sell his land. I LOVE DIRT! for sure. DIRT has been the least stressful most lucrative of any bought and owned Real Estate......LAND! I LOVE LAND~

What needs to be factored in, among other things, are capital gains taxes on the gain. He might have made a profit of $6000 or so but he also need to take out a portion for his taxes.

I'm very intrigued that he found a way to make money from land locked properties. I once had a guy try to sell his backyard to me for $40,000. Thank God for due diligence.

Great interview. Thanks for posting. Some questions for Greg/Seth. I am curious to know what is the filter (criteria) used to generate the list you got from the county? Is it only the land locked properties that you mentioned about in the interview? Did you go through each property in the list and then checked the parcel map to find out which ones are land locked? Secondly, did you run any title check on them before you bought?

PM X I have only purchased 1 landlocked property. That led to purchasing the large deal that I spoke of. I use the vacant residential land filter in Agentpro 24/7

Michael Moscoso I usually ask them questions about the property and let them know that I will do some research and call by the next day with an offer.

This is usually a good way to start those conversations: retipster.com/when-seller-calls-ask-right-questions-prospects - you can make an offer over the phone if you want, but usually, it's helpful to get a bit more familiar with the property and THEN make the offer (you can mail it to them, email it to them, or call them back and tell them if you're courageous). :)
