You should look into first-time homebuyer programs in his area. Some allow you to only put 3% or 5% down. Also, some banks are now offering down payment assistance where a certain amount is loaned for the downpayment - then that amount is rolled back into the mortgage. Also, get a 30-year mortgage - but pay it like a 15-year mortgage. You can run an amortization schedule. Add an extra payment to your 30-year payment so that the payment equals what you would pay if the loan were only for 15 years. If there are months when you can't do the extra amount - just pay the 30-year amount.

I did something like this after the bubble crashed, but it was a completely different situation and far more justifiable. Simply put, I had a couple of high interest second mortgages with lower balances. I used principal payments to get them down to a reasonable amount and then did the 0% balance transfer factoring in a payment rate I could afford. I'd note it did have a fee, but the fee was less than what I would have paid in interest over the remaining year. Did that a couple times to get them both paid off, but I also had savings.
