Seller should be paying CGT since the seller makes the gain....profit....at the sale. Should not be included in buyers price. This is sellers tax responsibility.

I would suggest high vertical fence in front of the property, then security film throughout the 1st & 2nd floor windows. What I meant of security film, it is a very durable see through fiberglass film installed in each window so you don't need to put bars or grills kung tawagin. That's what we have here. When someone break in to your house, mahihirapan silang basagin ang window because of the fiberglass film, gising na ang owner bago pa nila tuluyang mabasag ang window. I don't know kung nakaabot na sa Pinas ang ring doorbell na may motion sensor. So instead of putting bars on your windows, install a fiberglass film (security film) and sensors throughout the windows, front, back and garage door. Again, I'm not sure if Philippines has this security company like ADT. Put ring doorbell on your gate, and front door, then surveillance camera with speaker at the back, at least if the asking price is Php 15,000,000.00 pataas pesos prioritized safety first.

This is what I'd noticed, I don't know what's the thought process of the architect or builders when it comes to safety. I know it was mentioned on the video that this community has a security guard. However, how many times we heard in the ( Philippines ) news about inside jobs or the perpetrators particularly the AKYAT BAHAY slipped through into the community. With that being said, how the hell these builders installed horizontal railing/gate instead of vertical? just for the sake of modern look? I've seen in the other videos, that even the balcony has these horizontal rails which give the perpetrators an easy, perfect access to climb to the railings. And the second floor's railing is also horizontal perfect for the kids to climb and look down below??? Are they nuts? I guess, it's not a mandatory thing or theres's no law in the Philippines that reinforce home owners to buy a home insurance and conduct home inspection prior to purchasing any property like house. I remember when we sold our house, the lender of our buyer requested us ( owner ) to install fence around the swimming pool for safety before the closing.I'm not sure if this is the case in the Philippines. I'm afraid to invest and spend hundreds thousands of $$$ if there's a lot of red flags in terms of safety. By the way, the varnished, shinny, looks slippery flooring on the second floor and staircase next to vertical railings is VERY SCARY for young kids.
