As I always say eliminate everything before coming to a conclusion in regards to a damp investigation. As per normal on an older building multiple issues are causing rising damp symptoms within this property. It is essential that you employ an experienced surveyor that identifies defects that are the root cause of rising damp, and actually knows how to repair this type of building sympathetically.
I surveyed another one with similar issues last week, where the specification of repair was to wrap the building up in a membrane, and drill another damp proof course. Unfortunately the silly surveyor hasn't eliminated all potential issues that can cause damp as per BS 6576 (British Standard - Code of practice for diagnosis of rising damp in walls of buildings). Luckily my client got in touch before spending thousands of pounds, on repairs that wouldn't of fixed the root cause of damp.
Biggest tip I can give anybody is make sure when asking for a damp investigation is to make sure you ask for an invasive survey, to eliminate all potential defects to find the root cause. Stay away from cheap non invasive surveys....as these are a complete waste of time!

Hey Ross, what is the detailing for rendering to ground level. I see this much with internal walls dry.

No, sorry, thought that might be vague. I mean when is it ok to render to ground level? How do you know when to take the render off?

Hi Ross, if ground levels are too high but internal walls are bone dry is their a need to lower the ground levels? Thanks mate

Certainly best practice to. I tend to find all walls that are of solid construction with high ground levels are mostly damp. Perhaps if a modern system is in place isolating the damp that could be the reason why the surface is dry 👍
