@@Maturelyme Great question! There is a lot to explain there, I might do a video about it on my channel. In a nutshell (hopefully this makes sense, let me know) you want to purchase properties utilizing leverage that produce cash flow every month. The rents you collect should exceed all the properties operating expenses and the excess money or "cash flow" you get you can put in your pocket every month. So now the rents collected both pay for the property debt and it also pays you (your money is working for you now!) Do this enough times and your rents on all assets pay for all your debt and your living expenses and then you no longer need to work! I am almost there myself through my real estate investing. I am uploading a video Friday about how my investments thus far fully cover my rent and almost all my personal expenses. Hope this helps, again I should do another video on this in more depth.

Use whatever method works for you. That is call leverage and you can buy more houses the easier way. No one is coming to your rescue, at the beginning will be difficult but not impossible and when you acquired your fifth property the money will be much better by volume. In the UK, they changed the law for offsetting expenses (debt) in your tax return on property income. We're no longer allowed to offset ANY mortgage payments or even the mortgage interest payments as expenses. 10% Wear and tear (Depreciation) also can no longer be offset. To buy multiple properties, u need to put down 25% deposit to get the remaining mortgage & u pay 3% more stamp duty (tax) than anyone else when you buy. Although I understand these principals, I may have to find another country to get the cash flow and property portfolio.. :0

I believe he's talking gross amounts. His collateral would be his other properties but at the same time he's built such a well portfolio they trust him. But for someone new it's much harder. But that's why he encourages a financial statement. That's what I've come to learn.

That’s what I’m not understanding. Is he paying it back when he gains equity or as the value of the property increases? Cause lenders prefer to be paid back. Lol

You have to start off small and double your money. Example buy a house worth $50k move into it, fix it up and it is now worth $100k you refinance or leverage the property to get more cash to buy more properties to fix up and sell or to rent out. As the property values increase so does your net worth and your able to borrow even more money. The more properties you rent out, the more it will cost you for a property management company to run them for you. When the economy is good and people are working that is when real estate is good to invest in. When people are losing their jobs and not paying rent, that in my opinion is when you want to avoid real estate investing. Some people will not agree with me… they will say that when people’s credit is low that is when you can make the most money because they need to rent and purchasing a house for themselves is not an option for them. You have to really think about the pros and cons of real Estate investing.

@@GunninRebel55 sorry this is late but, the $25 is after the mortgage/downpayment(in this case 2k on his credit card), then after the loan installment is paid, he pockets $25 a month. Its 100% profit becUzs he even made the down payment on credit. Meaning the whole debt was paid per month and even after he pocketed $25.

This is crucial information for 20 somethings. So take it from me - please listen. I blew it. My Husband and I planned to build/own a house, then after empty nest happened, downsize and live happily, ever after like our parents. Then 25 years ago, we divorced and my world came crashing. Now, at 68, I'm not employable, not credit worthy, not financially secure, and the clock is ticking. Now I'm going to apply this information. Wish me luck.

This video is really good as it's quite informative like no other s from Robert. Sad thing is that if you get $25 per unit, you still need to have a job until you get some 100 units. Amd this is a lot to manage. Debt is very dangerous especially in the beginning because if your property is idle you must cover debt repaiments from your own money. But where's the money for that? What if you have 10 properties and 2 of them not rented? How you gonna pay the debt? The income from the remaining 8 ones won't be enough.

This is what I kept thinking as I was watching it. If the property cost $18,000 and he put down a deposit of $1,800 and then started making $25 a month from it. This means he still has $16,200 to pay off correct? So with $25 a month income it would take him 648 months or 54 years to pay off the loan. Either I'm missing something or they're just doing a horrible job at explaining.

The 25$ is profit ... if his loan is 450$ a month the rent is making 475$ so the loan is beeing payd off by the renters +25 $

I’d like to see a cost comparison analysis between two methods they mentioned in the show in a case study, in which they compare how much a person would pay for taxes versus how much paying debt interests. Because whatever you do you will end up paying wither taxes or fees to the bank because they gave you investment loans, which they charge you interest.

I feel it's better flipping houses at the start in order to create more cash flow. Rinse a d repeat. Then move on to buying multiple assets for higher cash flow.

True. Flipping helps you organize capital to invest in bigger deals. The real gold is in the bigger deals. Example, 30 to 50 multi family units, which has at least 80 percent occupancy.

I love all of this info, however in regards to Robert buying that ranch property, he might have made $80K, but he still has to pay the land taxes on the property he kept. That's not a cash flow property now, unless he's renting it to a cattle rancher to graze it or something like that to pay the taxes. Then maybe that will work.

Mustang Mary, Yes the property tax is a big one. They leave it out on most of the ways to calculate if it's a good deal or not, such as CCR (cash to cash return), but that money has to come from somewhere!

Good morning, I appreciate the wealth of knowledge you guys are giving (esp for free). Robert need clarification regarding the deal you were in with your guess (cant recall his name) which your guess explained 144 units on 10acres and and build on the land to make it 256 unit. You sd you were making 300k a yr and refinanced to pull your million out and still was getting 300k. From my understanding if you do a cash out refi your note/mortgage goes up so how were you able to still make 300 k a yr afyer pulling your million out? Thx again

I am just confused, if you use 100% debt than buy a property with lesser rent. Then how do you reply your emi. Let's assume your interest is 4% your roi is 2% . It might be become bad debt right. Please help me understand

@@Mythic_Mystic According to him, he only made $25 a month after he paid the mortgage. I doubt he paid the $2,000 credit card bill with $25 a month. He'd still be paying off the interest.
