My mom is a retired realtor. Her advice would be to get rid of all the black. Leave wood in the kitchen. PAINT EVERYTHING WHITE. My mom was a good realtor .... Every house she sold she had them paint everything white. No colours unless it were beiges. She would say paint all the walls, trims etc white. Switch the curtains to white. Her houses sold usually before the listing went up. New buyers like white everything. My mom said all the other agents gave the same advice. I hope this helps.

Wife: "he painted it up like a pimp daddy's house!!" 😂😂😂 I love ya, Bob. You're my hero. We're close in age, and your story is an inspiration for me. If I wanted to stay in this area (I live in Balch Springs), I'd have bought that house already. It kicks butt. Hang in there...you'll get a good price for it, brother. It's a great place.

Great spaces but it really needs a deep remodelling to make it a nice house with wide appeal and thus many offers. Otherwise, I wouldn't spend much more on it and sell fast for the best price you can get.

My family sold a house during the pandemic. The agent advised us to paint the entire inside of the house white and to ditch the wine colored carpeting since there was decent hardwood floors under the carpeting. Basically make the inside of the house feel natural and fresh without getting crazy making improvements. Let the next person make major improvements to the house.

A house like that in the UK would be at least 1.5 million. The average house size in the UK is at least 1/5th the size of your old home. Definitely living the American dream.

@trainman665 Pricing of a buildout varies wildly in the States depending on materials, contractors, etc. Generally speaking, if you look at places in the world with average-to-high GDP but massive populations (and limited space); the cost is exponentially more to have a larger chunk of that available space. Texas is a massive place. Even during economic downturns or times when the housing market flip flops; you're still looking at a much more forgiving delta to space/value/price in Texas than in other states in the US.

Is there coaxial cable from the demarc (electric meter) to the living room or attic? I noticed there was some coax on the right side of the home. Spectrum would be the preference. Is there any CAT5 or 6 wired throughout? Looks like attic access in the ceiling of master bedroom.

I remember the original walkthrough you did on the property. This is an awesome unique property for people that might have a home based business or some type of collector that needs multiple spaces to keep their items of various size. I would have jumped at this property if it was in the Charleston area. Most people cannot turn a screwdriver and don’t see the opportunity, they only see a quartz countertop and fake shiplap walls and say “take my money that I don’t have”….

IMHO I would not paint the kitchen cabinets black since the counter is so dark. I would leave or go white. I would also remove the bars. People get weirded out when they see them. You made a good point, no other house has them. So I would pull them off to improve your curb appeal.

You should reduce the home theater. Dream media home theater I watch on KZbin I think they're located in there in Dallas I am not for certain but you should reach out to them and get that home theater like hyann and then add that to the price having a dedicated home theater I think it would be any family stream high end 8K home theater system The works you know. You should check out their KZbin channel and watch some of the stuff they do it's pretty awesome

This house needs minimum $85k of rehab and thats on the cheap end. Problem is that the comps dont work in the area. It needs pressure washing. a house wash. i mean. it needs to be gutted. Issue is that the comps in the area wont get you a dime over $450k in a good economy. should have taken the other guys offer.

I liked the before better. The step back in time wall paper the layout is strange but it only makes it interesting. Some of the colors weren't for me but hey thats what paint is for. A lot of people are stupid and can't see beyond what's in front of them. The dumb thing is now they're paying more for the new carpet and bland colors and they'll probably change it again before they move in. The Las Vegas place is great. I'd love all those out buildings and yeah it needs a gate!

Would to just leave the cabinet in the kitchen alone, They don't look too bad and if somebody wants to paint them they can, and if they don't they don't, I know you might find it hard to believe but somebody might not like black... I would definitely refinish the bathrooms as they look dated... Along with the outside of the house, as it's the 1st thing you see, an odd looking old tree, obviously had the top cut off, bars on the windows, dated overgrown evergreen bushes, some simple landscaping and clean up of the yard would especially in back yard would go far...I think the brick work needs to be cleaned/blasted, just not sure if it's worth it... The upstairs well it's like something totally different from the downstairs, I don't know what to tell you, either love it or you hate it right, I'm sure somebody will want to do something with it but who knows what... Nice house, sounds like you're charging in a reasonable price, I would think, as not too familiar with the Dallas market.

I like this house. If i had it i would paint the outside brick. I used to work in these fields. My friend painted his 3 story house....it looks amazing. I like neutral colours....lots of shiny wood. Chandeliers. Fancy floor rugs. I really like that balcony. I like expensive fake trees in a house. Even palm trees. They look real....no watering. I would leave the steel bars....crime is crime. There's always crime. Sadly i'm a little far away....i live near niagara Falls Canada. I could have a lot of fun decorating this house. Btw...my bestfriend was a ceo with maple Lodge meats....his mansion was all shades of greys and whites. He had shiny tile floors.

With the colors you kinda need to do like colors that are unique that wont bother people after awhile, as you like the shock colors, people like the I dont notice it but it looks nice colors, like what people find confortable, and with the weather outside and how grey it is, you really wanna go for the warm, not cold, like you have like your upstairs where the cool rooms are looks awesome, downstairs looks like a generic apartment house, which is probably why some of your possible buyers have said why dont I turn this into a condominium and your outside colors are awful, it looks like a generic old peoples home, like look at like Valspar filtered shade and things of that nature, and match it to the carpets for the inside and look into brightening up the outside also the windows, like it looks like claustrophobia central there, as people need three things, light space and natural beauty, you've got space but you dont have light or beauty. as you want people to go in and be comfortable and enjoy what their looking at, and it just looks like a generic old peoples home

5,000 square feet? i grew up in a 3,500 square foot house and my mother had the devils own time keeping it dust free; even with live in help and I have similar issues with 2500. As soon as our kids are out we are selling and downsizing to about 1200.

I look at the Beverly Hills, Holmby Hills, etc listings quite often and I think many of them are ugly. White walls, white kitchens, etc.... yuck. No colors at all!
