Super super helpful to get me started on the hunt. - Rob you might consider doing live streams of you breaking down properties like you did in this video. Great video, I learnt a lot! I bought a similar property in that exact neighborhood you analyzed. I am the kind of person who would go into analysis paralysis. I bought this property since my analysis worked. But, I missed one thing. My viewings were done remotely, I did not do enough research of the town, the neighborhood, the people, and how day to day life feels like there. Turned out that the particular community has a bad rep, huge, and some part even crime-ridden, and regulars to the Poconos stay away from this community. I understand one can do a lot of things right to get above your competition, but I am just trying to say that you need to feel the place and learn beyond your number crunching of the place before you buy.

37:27 - I have contacted AirDNA through chat before to ask if the cleaning fees were built into the Annual Revenue calculation. I was told by the responder that the cleaning fees ARE NOT included in the Annual Revenue number from the Rentalizer. However, I do check the FAQs and it's shows under Annual Revenue LTM (Native & USD) that the cleaning fees ARE included.

Thanks for this! Please continue to make more analysis videos. I've loved how you advocate for self-managing our properties. I completely agree that the fees property managers charge are typically too high - especially considering most of them are using the same tools you've mentioned to automate the business anyway. Video request: It would be great if you can touch on how you find your team on the ground (i.e. cleaners, repair, and contractors) for the market, if it's a new market for you. Also, how much has finding a team on the ground in the market impacted your decision to invest or not (i.e. will you buy the house and hope you find good people or do you invest after finding the people you would need)? Thanks so much for all the great info you've provided!

Just a note on the second home mortgage loans... Please check with your lenders on the additional fees that have been implemented on any second home or vacation home loans. I believe it is now a percentage of the total purchase price. So depending on the home that you buy you might be paying an additional 10 to $20,000 just to qualify for that loan. I could be wrong but please check with your lenders to make sure. And also if I'm not mistaken, second home loans are now being treated as investment loans so the interest rate is a bit higher than primary residence loans. Again, please double check with your lenders.

What percentage of the properties that you purchase come from the MLS? My investor friends tell me that (in this market), by the time the property hits the MLS 20 investors have passed on it and there’s not enough margin in it.

I'm in this neck of the woods. There are some big draws to the Tobyhanna area like Great Wolf Lodge, Kalahari water Park, a yearly NASCAR race, and winter seasonal skiing. That may explain some of the odd booking cycles.

I always wonder this too - I look at the availability calendars on similar listings and some have months and months blocked out solid...seems unrealistic that they are booked that much if not listed as "rare"

For a new llc, the short answer is no, as loan for llc is based on llc’s cash flow and income, the rates are higher as well usually.

LLC has to show income to qualify for a loan under the LLC. However, you can buy under the guise of a second home and only put 10% down. If your intention is a rental / investment property (Non Owner occupied) typically you need to put 25-30% down If the LLC doesn’t generate income prior to applying to for the loan than it will be difficult to get approved. Just my experience… I bought as a 2nd home under my name and put just 10% down and then down the road turned it into an airbnb. Then setup an LLC for liability

I bought a vacation home in vegas that I want to do strs starting in jul when the new state law goes into effect. In the mean time I can only rent for 31 days or more. Airdna doesnt have any way to analyze income on monthly basis instead of daily. How would you account for this? My model was basically I go to vegas a lot each year and if I can make money instead of paying 15k a yr on hotel then I am good.

I own a 4 plex half a mile from Sofi stadium in Inglewood, Ca. Should I Airbnb all 4 units or rent 2 units out out to long term renters? 3 units are 2 bedroom/ 1 bath and one 3 bedroom/ 2 bath. I can get about $210 per night for the 2 bedroom and $300 for the 3 bedroom. I don’t know what to do!

I just found out that airbnb model doesn't work in my country sadly... Whichever house/apartment I put in your calculator, I always get negative return. Since properties here are expensive and rent is too low...

I'm also a bit confused about how cleaning fees are calculated. They seem to be calculated as an expense, which I suppose would make sense from a tax perspective, but his calculator doesn't seem to account for the fact that renters cover that cost.

We have a vacation rental property in a resort community in the Poconos. $1,000+ per night seems a bit outrageous for Tobyanna, PA which is 30 minutes away. $100 per night per bedroom is more realistic.

AirDNA prices are kinda crazy all over the place... It's probably fair to say it *Starts* at $40 per month per zip code. Depending on the number of listings in that market though, that could go up to $100 per month. Then the unlimited plan that gets you everything is $1000 per month. There is a 40% discount if you pay for a year at a time though...
