Just released to the market, the Rocking R Ranch, one of Colorado’s most scenic and consummate elk & mule deer producing working cattle ranches. The Rocking R is located in Southwest Colorado in San Miguel County at the base of Lone Cone Mountain. The vegetation within the boundaries of the private property begins with gambrel oak and ponderosa pines in the lower sections along with some cottonwood bottoms and climbs to dense aspen groves and scattered pines near the top sections. The numerous aspen draws within the property boundaries offer Colorado elk and deer excellent cover for breeding during the fall and are known to be ringing with bugles during the rut. There is an impressive amount of water on the property with numerous ponds, streams, and springs creating an environment that allow the wildlife to flourish. The elk create many different wallows during the summer because of the plentiful water and cover that the terrain has to offer.
The base elevation is +/- 8000 feet and rises up to 9500 at its highest point. Numerous big game blinds are in place to cover feeding areas and the numerous spring-fed ponds on the property. Black bear, turkey and grouse are abundant as well.
An excellent ATV and side-by-side trail system exists for summer recreation, to access quality hunting pockets, or for transporting your big bull elk or that trophy mule deer to the cleaning rack. The San Miguel Basin is also noted for producing quality elk and numerous Boone and Crockett mule deer. The ranch is in an over-the-counter elk unit and receives 2-3 landowner buck tags annually.
The ranch is family owned, running +/-50 pair of cattle and hosting commercially over 30 hunters annually. The estimated annual income for hunting cattle has been $80,000-$100,000. The Rocking R Ranch is booked for the 2018 hunting season. The client list would convey to buyer or can be changed over to personal family hunting. All hunting rights convey for the 2019 season. Included are the drive-in cleaning rack and walk-in cold room to cool store/dry age your venison and elk.
