The Demolition Job:
Our dumpster business tackled a wild one this week - a garage demo so close to its neighbor, it was a sweat-inducing squeeze! This unstable unit threw us some curveballs with buckling walls, heavier than expected trash, and even broken hydraulic lines on the mini excavator. But hey, that's what teamwork is for!
With the help of a few buddies that run their own lawn businesses and my weekend dumpster driving crew, we made it happen.
Despite the headaches, we got creative and ended up sorting through the materials with the excavator itself. Not ideal, but it definitely got the job done FASTER than the customer ever expected!
It helps that our dumpster business has the appropriate equipment to not only tackle things in the dumpster business, but allows us to tackle special junk removal / demolition projects like this.

I think it turned out pretty good 👍 Only because I have sheets of wood laying around The only thing I would have done different was lay my sheets of wood against that neighbor's wall so if any cinder block was to roll his way it would hit my sheet of wood but that would just be an abundance of caution. However if I didn't have any sheets of wood laying around I would not have bought them I would have done exactly what you did. 💪

If you're not separating the scrap metal out then you're leaving money on the table. At a minimum, you could give the metal away and save you space in your dumpsters. Maybe dedicate a dumpster or area in your yard for scrap metal. Just a thought.

I agree with the other subscriber I would have put plywood in between the two garages angling down towards your footing so if your wall was to buckle the plywood would help prevent any damage to the neighbors lovely garage

Up in Portland Oregon to do a demo you would have to have a silt fence around the entire property bio bags on the catch basins on the street and you have to have a fan showing which way the wind is blowing on the day of your demolition along with the permits or 10,000 dollar fine

Only tip i have is find or keep a used rubber track ti use as a broom in the excavator bucket. You grab the old track with the bucket and thumb from the outside of the loop ir cut track into 2 pieces. Then use it as a drag broom to sweep up small trash on the concrete slab or paved roads.

Turned out really nice! Ive seen guys leave a few feet of the walls up, then use a skid with a grapple bucket to scoop debris up to load too. Sure is nice to use the mini to sort debris though!

I nearly went and got the skid to do the same thing but decided to keep trucking. There is a 2 second clip or so of me dropping the blade to knock over a row of cinder blocks, it drove through it like it wasn't even there. So, in a way, I'm glad I didn't get the skid, because I'm convinced it would have tumbled over any type of "back stop" wall. When I first touched the roof line with the bucket of the mini, I kid you not, the whole building shook like jello.

Using an excavator makes this job so much easier! I had to do one of those many years ago with a crawler loader. What I did was attack from the open side and pull it all to me. The mini excavator makes the job a WHOLE LOT easier!!

You're lucky it's just the hose. When we did a similar demo. My excavator opororator broke the connection on the thumb. It was a $1300 repair at Bobcat that hurt

when your working tight against another building stand sheets of ply wood next to the structure you dont want to hurt and dont be afraid to leave half walls up to contain the debris, makes it easier loading it.

Hey Clayton, I’m sure you’ve already thought about this, but just being the elephant in the room the more of these demos you do be mindful of hazmat restrictions, asbestos, and other materials like that.

Absolutely! That's why I like these smaller garage demos. Less to worry about. Little know know permits depending on area. Less material waste to be concerned about. Houses are a totally different ball game!

Thought about that. But those garage doors were stuck and smaller than they look. I couldn't even figure how a car could get through them especially in the tight alley. I wasn't convinced my skid would get through there without having to tear out the door and possibly part of the front, figured I'd compromise the whole thing even more. When I touched the roof with the bucket of the mini, the whole place shook like jello. A couple more wind storms and this thing was going to fall by itself. Surprising but those blocks were basically just sitting on each other in some spots

Definitely wouldve torn the front down, with the roof, cleaned the inside out then worked on the cinderblocks. Pretty easy to sit behind a screen and talk about doing it vs actually doing it. At the end of the day it doesn't matter if the job got done

I was thinking same thing. Pull out what you can with the mini, then pull down roof to work my way further in. Definitely get/make a broom or blade for the bucket to help pull stuff without tearing up the under surfaces as needed. We use large sections of pipe chained over the teeth of the buckets for backfilling/leveling after pipelines. Could attach an old tire as a soft blade. But as you said it's easy to say on a keyboard. On site there's so much more little stuff you see. That might change the plan. If I were doing this type of demo, on anything of a semi regular basis.. I'd get a few 2x4 and some plate steel, counter sink the bolts and place between the structures. Might even get a couple of T posts and push them in vs laying on the neighbors building. But I would not invest like that if I was doing a 1 off.

Yea, great suggestions for sure, guys. In A way, I thought the same. But I wish I would of shown everyone how much traffic went through this stupid little alley. I figured it was best to push everything back in just to have some breathing room. I felt like I was stopping every 10 min, just to let someone pull out of their house when we first started and I was having out a little bit in the road. That's why you see us working on that right side most of the time. I didn't like that as much either because I couldn't keep as good of an eye on the stuff closest to the other garage!

@@rollingops get a few poles that extend. Maybe on a plate with supports? But just a t post and some PVC would work. Put a pulley on the top, and a clete on it about chest high. Run the rope through pulley, tie it around the low lines and pull them up, tie off to the clete. Might be a bit heavy but you could add to them to reach whatever size project you need. But don't play with the high voltage lines unless your really comfortable with them. Lol

It's, I am about to start with dumpsters and removal services, but I really like to make and build a business around the dumpsters and the other revenue venue would be the demolition, it goes along with it. It's going to take some time to get us there when there's a will, things will fall in place.

My question is how you calculate the job?

@juanpablosepulveda2401 once you're in the dumpster space, you will be able to calculate your overhead better. After that, you come to a job like this, calculate your overhead, specific to you. Then decide what you need to make for the time, and hope that lines up with what the customer is willing to pay.

That's not illegal dumping? Hardfill (concrete, rock, brick) is very legal to dump with permission on any persons property. Residential or commercial. It's about the only way to solve washout issues. People pay good money for hardfill in the midwest everyday.
