You are willing to take cap gains to hold cash? You think the housing market is going to soften that much? Are you pricing in a 15%-20% drop for the area with maybe same level of inventory?

Thanks for comment! The property we furnished to be an short-term rental and decided to sell was also my primary residence 2 of the last 5 years (which means no capital gains for those reading). If I had to pay capital gains on the sale that may have made it harder to go through with, but ultimately I still would have sold it because it's the only property of mine that made sense to sell and I wanted more liquidity. I'm not predicting any specific percentage drop personally. Anyone who is throwing out numbers and percentages right now is making an educated guess at best. We are in unprecedented times when taking in all economic factors and are showing a lot of the same trends we saw 18-24 months before the crash of 2008 in a lot of markets. Prices have softened locally with less demand since the interest rate hike, but for the most part haven't really changed much. Homes are still selling. So as long as the out of state money keeps coming in, our market may very well be a special little pocket where prices stay strong. Or we could see the dip most people are predicting. There are so many factors including inflation, interest rates, bail outs, stimulus, and other government intervention that could change things for better or worse on any one given day. Ultimately my plan is to continue to invest in Roseburg real estate as I think it's a great place to hold wealth. You just have to make sure the numbers crunch now in this market, and that you're in a position where you could keep things afloat in the case the market did change, rents decreased, etc. As long as your properties pay for themselves whatever prices do tomorrow doesn't really matter 5-10+ years down the road. Real estate is the long game! It's just best to invest cautiously, especially in a time like right now 🙂
