I've never seen a mobile home with decent architecture like this one. They did a great job

They're actually classified quite differently from your standard mobile home. They're the equivalent to a normal home, but built with a more robust base to allow for transportation. This one, excluding the verandas, is 1700 square feet, and has vaulted ceilings throughout. You'd never know from the inside that it was on the back of a truck at one point. It's pretty impressive what they can do.

Isn't this a modular, not a manufactured home? They're set on a permanent foundation, not a mobile frame. Sure looks like a mobile installation though. It's what code it was built to in the end that determines its type, not its movement. Modular qualifies as conventional real estate, manufactured does not. This is set on a foundation so most likely modular. Indistinguishable from stick built once installed.

That Rockglen house is a beautiful house.Our Daughter had one delivered to Southey. We just had a Spiritwood delivered to our farm and are almost ready to move in. J&H seem to build solid good quality houses. You're lucky it was dry then. We had so much rain this fall that they got stuck and had to leave it in the middle of the driveway for a week. Enjoy your new home

It's not a motor home, it's not a mobile home...it's a manufactured home. It's an important distinction and if everyone would stop using the terms interchangeably, maybe more people would be able to get financing and homeowner's insurance for what is a really much more like a stick-built home (a permanent home on a set perimeter foundation) and not something that you can climb into and drive away.

Good foundation, We lived in a double wide and part of the steel beams under it was left and they ran the length of the 52ft. .... only thing they took back was the wheels. Very pretty modular home !!

I so appreciate you posting this. We are looking at J&H homes too. How was your experience? How has the house held up since 2015? I know they have a 5 year warranty so now that it has expired does it feel like it's starting to fall apart? How willing were they to work with you on colors and flooring etc?

The build process was great, including all of the selections. After sale service left a fair bit to be desired. I believe we only had a 1 year warranty, though, and their scheduling and planning for the warranty repairs was quite terrible. We gave them a week while we were on vacation, but they delayed the work until we were back (which was a huge pain). Things have held up fairly well, although some of the siding was poorly done and we've found numerous gaps in the sections. It doesn't feel like it's falling apart in general, though.

No way would that "trailer" be allowed on our roads. It would have to be chainsawed in half to fit, LOL. Looks to be a nice modular home. I always wondered how they placed one of these on a permanent foundation. Would have loved to have seen how the steel was removed. Cool to see them still using rollers to move heavy loads 5000 years later, LOL.

The builder is Canadian based. They do transport to adjacent provinces, but I don't believe they would be able to transport across the national border.

We estimated that it was 10 to 15% less than building on site, mostly due to it being in a rural location. I believe the house portion that was moved on the truck and the moving costs were around $240k CAD five years ago, but there were many other additions (garage built on site, foundation, power and natural gas connections, water well/treatment, basement mechanical, etc.) that added to the cost and would have needed to be captured regardless of the construction method.

Gloria Salsman Yes, regular home insurance. The only difference from a regular build is that the house is built remotely and moved onto the basement. Looking inside it, you'd never know that it was on the back of a truck at one point as it is nothing like a double wide trailer. This one was the "Rockglen" design by J&H homes with huge vaulted ceilings, and we chose every fixture, color, siding type, etc., and made some design modifications for an additional veranda off the master bedroom. A 1000 square foot garage was tied in on the one side with the roofline continuing along it.

Permits are cheap through the ministry of transportation here. Overall, it was a fair bit cheaper to build offsite, but we did add a 1000 sq.ft. garage on the side after the house was in place.

they used 2 cranes to put my house on the basement and I am up on a hill .2440 square foot house up about 20 feet in the air is scary .2 section house over 96 feet long and it took 12 hours to set and level and bolt together .Then came another 6 hours to raise the roof and dry the sides in

I agree with xadam2dudex just when you were going to get the house off the red beams you cut to something else and we didn't get see how they did it. But it is a beautiful house I would take it in a heart beat. I only have 1 question.If your going to have a basement under it (a foundation) why have it so high in the air? window wells would be good. Believe me as a mobile home owner your going to get tired of all the stairs. I would have the house at ground level. Nice house!

Starting at around 11 minutes, you can see the hydraulic jacks that they used to lift the house up by the joists. They did that in multiple positions to allow them to strategically tip the house and slide the rails out. As for the foundation, we've been in the house for over four years now, and the few steps haven't been an issue whatsoever. We wanted it at that height to improve the natural light transfer into the basement, especially in the front where there's an overhanging veranda. We had window wells in a previous home, and we regularly had debris collecting in them and were concerned about emergency egress. We also couldn't go deeper into the ground here due to restrictions on our development permit, so it was somewhat necessity unless we wanted to further slope the grading beyond what it already is. To each their own in the end I suppose :-)

The most interesting part of removing the two long girders as they lower the house is missing out of both views.. I would have rather seen how they lowered the house onto the foundation before seeing the kid run around with the drink.

It absolutely was the price. The cost for labor when including mileage costs when outside of a major center is a huge factor. In our case, it was much more cost effective to have it built off-site and moved.

I'm not sure why I missed taking video of it (I'm still kicking myself for it), and I'll be eventually making a follow-up video with some photos of that part of the process. Essentially, they used a system of large hydraulic jacks lifting up from the basement to tip and lift the house and pull out the beams.

they line the house up with the basement and push on the end and roll the house on with short pipe rollers on the basement walls. Neufeld movers just put our new J&H home on its basement. The same day they had another crew moving a 2 story house and its concrete basement.

The transport company takes out permits with the ministry of highways to essentially block the highway and halt traffic to move things this large.

No problems at all getting insurance, it's classed the same as a home built on site. The price for the house itself was a bit less than if we had to pay mileage to the contractors for the traveling out to build it.

The foundation was installed by a separate contractor using design drawings for the house. They did the grade beams and piles for the garage at the same time.

Was the home built inside of a controlled facility or just remotely (I did not fully understand the "outside the city limits" statement). Would you do this again given the chance ? What would (if anything) would you change about your home ? Was having a "walk-out" basement an option ? I ask all of these questions because something like this may be in my future in a few years... Thanks

Gloria Salsman Ready To Move. It's a full size house built on stronger framework that allows it to be moved on a truck. It's very different from a mobile home/trailer, and they can be bought in two storey form as well. This one is about 1700 square feet on one floor.

The options for builders will depend on your location. This home in particular was built by a company in Saskatoon, Saskatchewan, Canada, and they serve this province and Alberta if memory serves. You can likely search online for RTM builders in your area, and they can explain the details of what's required. Since you already have a foundation, it would probably have to be a custom build to fit the foundation dimensions.
