Glad to have found your channel man, working as a GC, it must be so much easier to have you as a homeowner who knows exactly what he wants. Takes out guesswork and potential for miscommunication. And completely agree with you on finishes, especially the thought process for flips. Even commercial buildings are doing the same too; finding cheaper finishes with the same look. Awesome to see your growth, I'll keep following along!

Is LVT the same as LVP?

I believe so. I used “LVP” on my most recent investment and it’s the same as he describes....cushion around the bottom..scratch and water resistant...and $1.89 per sq ft on the one I used. Also...the color he showed in his example is almost EXACTLY like the one I used: Khaki Oak by TrafficMaster at Home Depot

I have the Lifeproof LVP in one of my vacation rentals and it's only been two years and it's all scratched up. I'm very disappointed in it, and it costs $3 a sq. ft. I'm looking for a new alternative right now. I'm going all white walls, doors, and trim with all black fixtures and black bath fixtures as well. Great video, I just found you and I'm subscribing.

Great tips for people who aren't aware of what's expected. In pricier rental markets and submarkets even tenants will expect all this as well, not just home buyers. If you want to get top dollar on your rentals or tenants that will stay for years, you need to be providing all this. Great job man, keep it up!

I'm always down to try new things! In this situation, when we are flipping hundreds of houses each year and we have a system that works and the aesthetic is what people are currently shopping for, I think it makes the most sense to keep doing it how we are doing it!

And from your previous video what sports helps me with is dealing with stress. Before games an insane amount of nervousness and stress goes on then later when I approach a stressful situation outside of sports I feel better about it because I played a game. We definitely have to negotiate a price that works for both parties! We need to get the house at a price that works for an investment, but we also understand that people have a price they would like to be near
