投资就算了吧。我新加坡人身边投资马来西亚房产不管KL还是JB,没一个真正赚钱的,汇率就输死了。当年同事买KL Mount Kiara, 出租给老外,感觉赚钱。5年后卖掉算一算才勉强打平。然后不舍得换回新币,就放在马来西亚银行。一念之差,输更多。JB Iskandar 只有第一批买土地的然后及时卖掉的赚钱,当那时风险也很高。
Honest speaking.... 很多大陆网红到forest city探究竟,看到有人就当不是传说中的"鬼城“。 以马来西亚人角度来看,只要住宅入住率不到40%以上,就是当鬼城了. forest city 的高密度设计是冲着中国客户思维去销售的, 那里离市区那么远,地又广,没必要盖得那么高,那么多户,室内面积又不是std马来西亚大,填海工程,又卖那么贵,除了坑中国客户,真想不到有几个本地人会买那里。 再说一般本地中等,高等私人小区住宅都不会允许airbnb或非房主外来人进来享有forest city的设施包裹游泳池。除了想制造有人流假象,真想不到目前入住率的房主会允许这些management条件或刻意拉地forest city 小区standard,号称有40%入住率的房主难道不反对吗?值得深思。。。终结来说,forest city 比较适合当service apartment or airbnb, 但高密度很多户还没出售,买来投资也巨大风险, 买入容易,脱手难。
新山Bank Value比較高的是 Horizon Hills,Horizon Hills 最像 Desa Park City,然後都是 free hold and individual tittle。 Horizon Hills 之後裡面的 community mall 開了之後會很值錢。

我有看過視頻 買了森林屋的買主,說 層樓的排糞管太細了,好像說是只有10 CM 而已,不是普通的 15~ 20 CM.

Big MPVs like alphard, vellfire, starex to use bus lane at Tuas checkpoint, smaller MPV to continue to use car lanes~ this was implemented last year to ease the traffic as big MPVs tend to have more passengers and hoard up the car immigration booth~ The above does not apply to Woodlands checkpoint (1st checkpoint, all MPVs continue to use car lanes and there's no need to get off~ you can google on the news~

@@bctay3680 cos many Malaysian registered Starex are using it to ferry passengers to SG & vice versa, it can carry 7 to 9 passengers~ it's as good as mini bus~ it takes more time to clear this group of passengers~

只有新加坡注册的车才受到限制需要至少3/4的油,其他国家的车是不受此条例的

THe petrol tank quota apply only to Singapore cars b4 they come in to JB . Malaysia reg cars does not need to apply to this quota
个人的看法是至少现在森0城市不适合投资哦 想要买新山的房子建议你考虑华人区(Bukit indah, sutera, mount austin…) 或者市区近关卡

You have to look into how the management handle maintenance on your property and how fast the local government handle their related infrastructures around your estate. Seemingly, local authority is only interested in bits and pieces of land puzzle but not investing in public transport since most are expected to drive. Not a suitable place for retirement.
Property prices at the resort don't make much sense. Why need to live in such a high density area when there is so much open land around and so many other projects to choose from? 😅
When RTS is up and ready in 2026/2027, everything will change. I would rather invest in property near RTS station than Forest City. 100% confirm there will be more people taking train daily to work in Singapore than driving from Forest City. Beside, Singaporean can take RTS to Malaysia for a short weekend trip hence short term rental like Airbnb will boom. This is why they are selling so cheap to MM2H Silver applicant, to clear inventory before it is too late 🤫

Lol that is a good idea. Forest city will be Malaysian version of Crimea, full of Chinese military service personnel
Don't get tricked by salesman, these property are not worth buying, no maintenance, price has been dropping, buy from other seller you get cheaper price, the whole area is built on reclaimed land, which is not stable yet. Main problem is to sell off later when you need money, no one will sell for you and no one will buy from you. All the sales people promise you are empty. As for renting out to people working in singapore, they are only willing to pay RM 1,000 and that will be not worth to cover your investment.
