California SB9 is probably one of the most exciting pieces of legislation for any homeowner or real estate investor. It allows them to potentially add rental income to their properties, increase property value, and sell part of their land.
While it is truly beneficial, there are tons of restrictions in SB9 that we're also going to simplify in this video.

It Amazes me that they say it will increase the Value of your home. Which means it will increase the Amount of Taxes you pay ever single year!

@@carlosvillalta9974 It went right over head. Think about it. It reduces your CashFlow. For No gain. That way more than enought to be upset about. On something you already paid for. You have to keep paying with no added benefit whatsoever!

Great video! If on one side you have a sfh that is under rent control and on another side detached an adu not under rent control, does that mean that once the lot is split the sfh looses its protection? Are we allowed to do it in Los Angeles ? Thank you in advance

Thanks for the explanation. Curious what happens when the primary residence has a loan and does the lender have any restrictions. Seems like they have a vested legal interest in this process

Wow, I just saw this great video, thank you so much! I have a question, If only one bedroom has been rented out in the original owner's villa for the past 3 years, will the lot be affected and cannot be split? Thanks 🙏

so if I acquire a 5 acre parcel located in rural residential and build one home on it can I use sb9 to subdivide that in half without doing tons of road work or will the city still make that requirement'?

Building and safety said I can use sb9 even though I just finished my ADU in November of last year. I’m in the SFV

We don’t mind splitting the lot, but do we have to sell it? We just want to add a double wide for our parents.

People are building ADU and doing lot splits and then building another ADU. I hope that makes sense and I hope I understood your question correctly.

Anyone can use SB 9 on any Single Family Zoned Lot. If your lot wants to SPLIT, you would not be able to be associated with your neighbors split. But everyone on your block can do a lot split. SB 9 is a duplex law (or two single units) and additional its a lot split law. Two portions not one!

Okay so say you split the lot. Now you have lot 1 and lot2 . Lot1 stays the same lot 2 you build 2 800sq ADUs . Can you only sell the ADU but not the lot. So same concept as what mobile parks do.
