We have rented out our property in our home town for like 200,000... And we are currently living on rent in lahore for like 50,000... But we don't have that peace of mind of our own home... Neither rental amounts nor dividends are permanent and regular... Whenever you have enough money do buy your own place... After that you can start investing in stocks... Then if any loss comes you will be able to bear that loss... These investments are for people who have extra money...

Good infomration Sir, but please also consider following points - Living in owned hose having a priceless peace of mind in all circumstances - A safe future living for our children - Dividends are never guaranteed and also share prices are non-reliable - In case the company do not declare dividend or due to losses there is drop in price the rental payments will be a debt trap for us - Everthing has pros and cons, ALL must be considered in the overall picture - Dividends and subject to 15% tax cut and Zakat deductions that may also increase in non-reliable economies like of Pakistan

You're right. The stock market has its own risks. Its better to spread your investment in 2 or 3 low risk dividend paying stocks. That may lower the dividend yield but you will reduce your risk.

One thing which is not considered mostly in videos is Tax. On a REIT, even the filer pays 30% CGT and it brings 2 ruppes to 1.4 rupees.

He has given us only one of the perspective, you may go in details of nitty gritty by your self, like tax amount, commission amount, selection of best dividend paying companies, inflation rate, annual increase in rental, etc etc, which may be covered by taking financial literacy, which is an ongoing process. keep it up and start to literate your children from very early stage to build courage in your children also to take calculated risks.

Nope, it’s not correct. Even if it is, the government needs to take steps to make it impossible for black money to be invested in property, instead of turning white money into black. Black money is often earned by government officials, making it easier to catch them. However, the same people responsible for stopping it are the ones creating it. Globally, the property sector is encouraged, but in Pakistan, property-hostile policies are made, which hurt the economy. Instead of eliminating corruption, our government nurtures it. Black money is primarily parked in agricultural lands, which are not under the government’s radar. Some senior government officials who have purchased thousands of kanals of land in rural areas, using the money they stole from the government. Imagine this: if you take bribes worth billions, where would you store the money? You can’t deposit it in banks or buy urban property because you’d be caught easily. But if you purchase agricultural land in a rural area, no one notices. Some have even paid exorbitant prices for barren land.

This is what he forgot to mention. Dividend yield should be higher than the interest/inflation rate. You need around 12.5% yield to break even.

I think the main advantage in investing in REITs is that you do not have to manage them actively and incur costs related to it, otherwise the ROI is similar in the long run. It would have been helpful if you covered the impact of taxes as well to compare these two.

For bigger and long term investors, top 5 to 10 dividend paying companies are better. For small investor (5k to 20k), DCR and LOTCHEM type cheaper comapnies, with regular dividends, are better initially. Portfolio could be changed as the sum amount increases over years

Laeeq bhai tou are right. I did a similar mistake with 3 million (20K USD) in 2021 to save rent of 30K/m. Now, result is: though I was able to save 1.8 million in rental but my 3 million is now worth 8.5K USD and Total is 17K USD. While DCR equivalent would have been 27K USD. I'm taking USD reference because I exchanged USD into PKR that time.

Always diversify your investment in multiple sources. Like for example if you save 6000 a month. You should invest 2000 in gold, 2000 in mutual funds, and 2000 in stocks. A consistent investment like monthly with diversification will neglect the major risk capital loss. After some time, you can re-evaluate your investment and check which portion getting more profit then alter your investment proportion accordingly.

Assalamualaikum. Laeeq bhai your video is good but there are some calculation mistake regarding to get desired dividend amount. The right way to calculate investment amount to get desired dividend is.,. For example you required 12000/- Rs. Per annum From any specific stock. You should know the stock price; dividend yield and tax CGT which is 15% now. Example: A stock price is 60 Rs. and its dividend yield lets supposed 10%. That is 6 Rs. per share. Now put the desired dividend amount lets supposed 12000 Rs. per annum. (12000) ÷ (1-15%) = 14,117.64 Now 14,117.64 ÷ 6 Rs. per share = 2353 shares you required Required investment will be 2353 x 60 Rs. Share price Total investment is 141,180/- Rs. Likewise you can calculate per month or per annum etc. Thanks.
