I think the time of year would also be a huge factor. My family and I had an unexpected family related issue in Toronto (we literally had less than a week to find a hotel). It was almost impossible to find a room because it was taking place during the Toronto Pride event. For a supposedly "deluxe" room with two beds we paid over $750 (Canadian) a night! The room was not "deluxe" and the parking lot was a maze. I assume booking early for Disney would be a huge deal.

For Disney time of year is a huge factor. For example January through mid Feb is cheaper than may and October. There are lots of sites that track crowd counts but since mid 2020 most have been inaccurate. Best bet is to book in advance at rack rate, pay your deposit and wait for deals closer to your arrival. Then call and get the deal applied to your booking. There are lots of Disney travel agents that will keep track of deals and either make the change for you as soon as it comes out or call you and let you know they have a deal.
