456 acres. A person could have a small farm or decent sized homestead, and with that creek they could have some fishing and maybe some decent hunting. I'm debating as to whether or not I would want my house part way up the Mountain, or all the way up on top. If I was wealthy I would Probably be tempted to hoard land.

Always build your cabins high and dry. and those bottoms do rise up - it would be interesting to see where the 100 yr and 500 yr water marks are. Simple for a Civil Engineer -- then you can put your RV park up on that line. Always smart ways to solve situations -- if you think 'how' and ask the right person. 🙂

Could a business get a million dollar loan with a dual llc(one llc protecting the other)? I wonder, i need to buy such an acrerage, this shape is not great, but frontage property is great, the creek is amazing for a farm which is what i plan to have. I plan to value add to live stock. Example: chickens have eggs, organic eggs are more expensive and local eggs are too. In addition, i saw a pot of land near me used for paintball events, auctioning while cows were eating grass. This is another piece of property that i will use and this will be the piece that has the frontage for more exposure. I will have great real estate in a growing area

You are a phenomenal person salesperson Brad. You have been born with a gift that whatever you believe is transferred to the audience you speak with. I’m not speaking about being the salesman per say but it’s all about the dream of owning land and building homes. We are facing what is possibly going to be a very long recession however, it doesn’t mean that you can’t take advantage of the situation and buy land for the future. As you so artfully point out that the woodlands alone could recoup the costs of buying this land. Planning content for more homes or log cabins each with a couple of acres of land for self sufficiency would be cost effective and again lower the initial investment cost. Severed Mineral Interests of Unknown or Missing Owners in Kentuckyuknowledge.uky.edu How do mineral rights get transferred? Mineral rights do not necessarily transfer with the property. Typically, a property conveyance (sale) transfers the rights of both the surface land and the minerals underneath until the mineral rights are sold. First time looking at land like this, never realized lumber could pay for land! But, is it environmentally friendly to cut down trees like this? What can the lumber be sold for?

Hi Andrew Zimmer, 1st thing is educate yourself on what is even possible. Its a huge subject and you may be thinking Money - or Deer and bunny rabbits, but forestry done right, is a lifetime of learning, pride, joy, recreation and the money comes automatically. You definitely need to contact a good Forestry Consultant - there are licensed Foresters all over, find one you like and go talk to them - and have them come out to look at your forest - and discuss what your goals are. Here as a page with some wicked cool examples of what YOU could be trying to accomplish - this is cool: content.ces.ncsu.edu/management-by-objectives-successful-forest-planning There is no shortage of different articles on what you could do, what you should do, and what programs are available for you to employ. You need to harvest some larger trees, to get more sunlight to the forest floor, so you have regeneration. You need to clean up down and dead trees, to remove combustible debris, so you don't have forest fires. and keeping the balance of replanting, wildlife health and forest health. And also your goals for your family, which may include: to enjoy beauty or scenery to live on the land all or part of the time to pass land on to children or other heirs to provide privacy to protect nature and biological diversity to have a land investment to farm or ranch to hunt or fish to use for recreational activities other than hunting or fishing to produce sawlogs, pulpwood, or other timber products to produce firewood or biofuel to cultivate or collect nontimber forest products, such as mushrooms or berries Just search: proper forest management and take notes. 😀 I hope this helps get you started.
