Let's do a math: 20% down on 32 Cr apartment - 6.4 Crores down then assuming a loan of remaining amount - 25.6 Crores for 20 years at 7% Compound interest - almost 12 Lakh per month. I would rather rent an apartment with modern fittings and a comparable view - for 4.5 - 5 Lakh per month, and invest 6.4 Crores where I can get average conservative annual return of 8-10% ( giving almost 60 lakhs per annum) - which means I live for free in an year. and instead of paying 12 lakhs per month in a stagnating south Mumbai property market (~3% growth rate) - I could invest the money into other revenue generating opportunity I guess the apartment is good only if you have around 200 crores sitting in free cash No brainer - the investment in this apartment is money down the hole

Malabar hill is the location for the rich and well connected. This is a location where one can rub shoulders with politicians and industry tycoons India. It's a property for the top 0.1% of the population. It's not for those average thinkers who think "In Haryana I can get a castle, in USA I can get a mansion, in Spain I can buy a seaside villa". At 25 crores this place is actually a bargain if you consider Mumbai prices. People are paying 7 crores for smaller place in a far flung area like Malad. This is the area where most of Mumbais old money families are settled. From Malabar hill, peddar road, marine lines and vicinity the people living in these areas control India's economy. With the right skill set and this address, one can multiply their income 10-20 fold upwards yearly, so that 32 crore will be peanuts for them. Only those who belong in the top 0.1% will know the true benefit of having an address 700 metres from Mukesh Ambanis home. I don't have the capability to buy here but am also not foolish that I can't see the benefit.
