Good insights for a newcomer to real estate, Krish. However everyone doesn't follow this path. Two years back i had purchased a sample flat on ground floor and came to stay early along with half other flat owners while the other half of the building was still under construction. The main wall was not built at that time and zero privacy existed between the road and building. I was reading newspapers in my ground floor verandah when a shabbily dressed guy on a rotten scooter came to me and started asking me details about how the flats were, are any left for sale and price i paid. By my past experience i am mature enough NOT to get deceived by looks. So i answered him properly ethically and gave contact number of the builder. You may not believe it but in next 24 hours he purchased a flat with 100 % cash. Later on i came to know he was a farmer in a village who sold his land and shifted to city for better quality of life in his old age. The shabby look is deceiving for a layman who has the capacity to buy a flat on the spot.

50-60 flats no agent will show even for 1-2 k . they will start thinking if i invest whole day with other client i could have got my 1 lakh brokerage by now.

He didn't say to pay 1-2k for showing 50-60 flats, he said at the end of the weekend give the broker 1-2k. In one week ( probably only 2 days, sat and Sun) no one can show/see 50-60 flats. Mostly broker will show 4-5 flats for which 2k is okay because this 2k is not his source of income. His main payment is going to be the 1-2% of commission that he'll get when the deal finalizes. So this 2k is mostly a bonus for him. But this will keep him hooked with you to show more flats every week knowing that even if no deal is done, he'll still make some money.

Yo krish i got a doubt what if resale property has really bad construction quality and it get's like maintanence costs rise in the near future ?? what if the wall falls over and had to get a new one ? how do we confirm the guy built it with good quality material ?
