Sir, I'm waiting for the English lecture series. Question: what if Mr.A transfer the property to Ms.B for Life and there after to her UB son, eventually she delivered Girl child and year after she delivered a boy child. 1. Can Mr.A specify gender in Transfer to UB ? 2. Whether Transfer takes place only after she deliveries a Boy child ?

Yes, only when other conditions of valid transfer including the conditions mentioned in Section 13 and Section 14 are fulfilled.
