"Who wants to commute 35 minutes" ??? Good Lord man, I spent YEARS of my working life commuting 90 minutes each way so I could raise my kids in an area we wanted them to grow up in. If theres nowhere to work right there where they live, its called a "bedroom community". I dont want any "light industrial" near me.

Why do you say Parrish / North River like North River is the town? North River is an area in Parrish. The name Parrish isn’t going away is it? I’d like to see Parrish incorporated so we don’t rely to the county planners to make our decisions.

That's a loaded question that I talk about in my Parrish / North River Map Overview video. There's context and history to the term "Parrish," but there's money and power trying to eliminate the term. Currently, the way I view it: It's similar to the HD DVD vs. Blu-Ray name battle. Eventually Blu-Ray becomes the term that everyone uses and HD goes away. Who decides this and when that happens is a question mark. Ultimately, I think the post office gets the final call, and they are showing no signs to move to a North River city name.

@@soldbyrise I don’t see a useful purpose to eliminate the history. I know a lot of locals have it in for the Neal family. I’m taking that they are the money behind any change. I would think history should win. Unless they want to incorporate North River and make a different zip code.

@Paul, I hear you, and I know it's a sensitive subject for everyone. The way I explain it in my North River / Parrish Overview video is that Parrish is now considered everything east and south of 301 and south of Erie as well. North River is everything Neal is pretty much running which is north of Erie, West of Fort Hamer for the exception of the pocket north of MW and east of Fort Hamer to 301. I think because he's pouring his dollars in, he gets to do what he wants. Making North River a firm change to me would actually have a negative effect because the tax dollars they bring in currently helps Parrish continue to be a great community. I think the Parrish redevelopment plan needs to get underway and we need to preserve the great parts of the DT Parrish area while we can. No disregard to history but just a face lift with complete regard to its history.

Moving into Crosswind Point, not an amenity heavy development so I’m looking forward to any commercial development that comes our way. But man does Main Street downtown parrish is super ugly. It’s really off putting. Like honestly I appreciate tradition but right now if we have to toss tradition out the window to get that area of 301/Moccasin Wallow/eerie updated? I’m for it. Currently it looks run down and I just hate having to drive by it to get to my new home. Im afraid whatever powers that be will never get to knocking down what looks like a run down Main Street.

Yeah, I'm right there with you. I get the whole old vs. new approach. I think there's a great happy medium Main Street USA feel that could be established there. "Po Dunk Countryville" isn't exactly what I'd like it to be. We'll see what they end up doing. Thankfully you have Neal right next door who will do his best to see to it that he can make it extra special.

NRR at Riverfield HOA allows 6 month rentals x2/year. 40-45” to beach and 15” to the Skyway bridge. It’s easier to commute to St. Pete from Parrish than Palm Harbor or Tarpon Springs. NRR is walkable to 2 schools and soon to be Publix! It’s not all bad!

6 months for neighborhoods wanting to eliminate Airbnb friendliness is fair, but you have to see the bigger picture too for those trying to make FL a second home, but also a primary residence. Season is from Oct 1 to April 30. That's 7 months. If I'm restricted to 6 months, I can't live in my home the full season, because that means I'm generally restricted to that 6 month lease on the back end, then I can't move back into my home until November. Additionally, those wanting to qualify to vote in Florida and claim state tax exemption have to live in FL for 183 days. It's hard to have a true 6-month lease back to back without having to tap into the following year.

6 months is the MINIMUM lease. We are free to structure the lease for 7 months if we like. The tone of this video is pretty negative. I just wanted to clarify the point on lease terms in NRR. I don’t know of too many residential neighborhoods in this area that allow a minimum 6 month lease. Anyway, I understand and agree with some of your points but the fact is the waiting lists to get in to Riverfield are quite full so it can’t be all that bad. 🤷‍♀️

Correct...minimum. But we need communities that allow for monthly rentals as well. Heritage Harbour has this and it makes the values much higher on the homes.

I could not disagree with you more. I believe you created this video to create some sort of "back and forth" negative buzz about Parrish, FL for your own personal gain. Yes, Parrish is building so much up right now, Lots of Growth and Jobs coming to Parrish as well. Also, you think commuting outside of Parrish is terrible? That is a terrible argument on your end, and very common for most areas, also there is an increasing number of people (like myself) who work remotely, as many jobs are transitioning this way if they can, and giving employees that option. Here are a few links that i have directed towards my realtor, and she lives in Parrish, FL. Thanks for contributing Joshua! I'm sure @yourrealtorgal is great! I always encourage people to work with people they trust and connect with. With 9,000 agents in Manasota and about 1,600 closings per month, there's plenty of choice and agents hungry for people's business. Yes, I created this video for buzz, because statistically people click on negative titles more than positive ones. Working with the human psyche is only part of my goal to make this channel monetized (it takes a lot of my time up to do all of this) within the next 2-3 years. Feel free to watch my other North River videos which are all 100% positive and friendly to the area. With all that said, every area of the planet has a positive and negative side to it. Nothing is perfect. I'm a commercial agent and developer at heart, and I'm watching the writing on the wall out of concern from that angle. We can't develop an area focused solely on retirees and a non-commuting workforce. We have to have IL/IH zoning and mixed use commercial with higher density allowances to create small business incubators for the middle class entrepreneurs to survive. There has to be an infrastructure in place. There is nothing east of the interstate. Rather, it's relegated to US-301 by SRQ and a little bit of 41 north of Palmetto. You can't restrict the "ugly zoning uses" to that area and then not have the lower class claim that there isn't a system designed to keep those in poverty right where they're at. The same goes for high-density housing districts that are not PUDs (meaning - owned by companies like Medallion). You can't charge $250k per acre for residential and then cap the use of that land to 1, or even 3 homes and expect the working service class to be available to serve your table at Chili's. They're not going to commute the distance, or rather, there won't be a high enough velocity of willing workers within the workforce. They will find alternative ways. We have to be open to new residential and commercial land use designs that are outside the polished Manasota traditions, spearheaded by the developers and "Old-Florida-Minded" folks who are seeking to preserve the culture that will be gone in 20 years.

Thank you for the information. My biggest concern ia Moccasin Wallow Rd amount of lanes. My house should be done by June, still I'm excited to move in to the area from BayShore area in Bradenton.

Yeah, it's definitely overdue. One benefit of keeping it the way it is is that all the trucks coming through aren't ruining the new road. MW is already approved to go 4 lanes, but we all know how this is going to go...

Thanks for the video. I'd say, let's not fall for the "North River" moniker the developer Neal is trying to push on the town. It's Parrish. If I'm driving to the area, I'm going to put Parrish into the GPS--not North River. That said, hopefully folks won't fall for the rope-a-dope move Neal is trying to push to further cash in.

I agree, but I'm mixed on it, too. If I own or develop a property, I think I've earned the right to call it what I want. That said, Neal doesn't have anything east of 301 (that I know of at the moment), and that is certainly Parrish and should very much stay that way. I do know there's some PR problems with Crawford Parrish's history of affairs as well that the area may be trying to shy away from.

@@soldbyrise Yes, I agree you should be able to call something whatever you want. However, Neal is trying to, for example, officially change Moccasin Wallow Road to North River Parkway. I just have issues with a billionaire developer who has no regard for the history, the people, or the overall greater good of the community. I'd have more respect for dude if he simply came out and honestly stated, "Look, I'm a developer and my focus is to make money through building, period. If that means pushing my financial weight around and disregarding what's in the best interest of the community, including small businesses, so be it."

We are looking in the area, we did not like NRR. I personally don’t like their signage, it’s not very classy looking to me. The multi colors look like a daycare business sign to me. To me, it looks like a nice middle class neighborhood but it does not look like an upper middle class community.

Omg, I feel the same way. I am trying to figure out where to live in the Tampa Bay Area and I can tell the signage is going to looked dated quickly. I am also not 100% sure if really be the next Lakewood ranch either based on the type of homes going up. But, I have never been, so I could be wrong.

I'm with you both. Honestly, I'm dissatisfied with the entirety of the Moccasin Wallow developments' focuses. There's a "middle upper class" target market that has been completely left out of consideration, probably, maayyyyyybbbbeeeee except by West Bay. Biscayne homes will be building in Seaire, and I have high hopes they'll bring a great product. However, they have a small carve out of lots in the master plan.

Correct it is not Lakewood Ranch so if you want to live in Lakewood ranch plan on spending 200k-300k more for your home
