She placed her house on the market at the wrong time. The best time is early spring to early summer, when families are looking at housing in good school districts and want to move during the summertime in order to enroll their children for school beginning in August or September. Inflation is up, interest rates are up, so this will negatively affect the ability for people to afford larger houses and properties. If she was in her house for such a short period of time, she probably hasn’t built up much equity. When she sells it, the real estate commission, inspections, title and transfer fees will wipe out any equity she’s built, and it may be most likely that she’ll end up less money selling the house than when she bought it. Timing is so very important when buying or selling real estate.
