I just bought a rental property in FL and deed it into LLC. I have a w-2 jobs (>150k), a small business, multiple account 401k, Roth IRA, HSA and college saving for my kids, my own house in CA, and the rental property which I wanna scale this to more units. Why is vacant land so expensive? All you get for $5k is .27 acres. That's outside of a city. $5,000 for a quarter of an acre?a lot in the city is $180,000 for 1 and 1/2 acres. Mark and team say it should be based on value of equity. The more you have under 1 LLC, the more risk a judgement will have access to all of it. Mark would love my boss. He has 17 LLC's. Some are real estate. Most are small-medium sized companies; manufacturers, retail chains, a trucking firm etc

He has at least one video on this. You can't use 1099 to hide the amount of time you're spending on your job. You have to actually doing real estate as the vast majority of your work.
