Don't fix what ain't broke. You’ve built a solid $6 million net worth with your current strategy. That's not luck, that's skill, it’s your Golden goose don’t Kill it IMO Keep the real estate portfolio. In fact, look to expand it. Focus on cash-flowing properties in growing markets. Use the cash flow from real estate to slowly build up the index fund position. Aim for maybe a 70/30 split long-term between real estate and index funds. Start thinking bigger. With $5M in real estate, you should be looking at larger multifamily or commercial properties. Better economizes of scale. Consider syndication deals. You’ve got the experience now to start pooling money from other investors. That's how you really scale up in this game. The goal here is to leverage what's working (real estate) while building in safeguards (index funds) and scaling up (syndication). It's about creating a machine that generates wealth with or without your daily involvement. You can play it safe with index fund or you can build an empire

100% passive income is very enticing but diversity in investments is paramount in maintaining wealth. You can scale back on the real estate selling the properties that have a 3% or less cap rate but always keep some real estate in your portfolio because its "real".

It sounds like you're already financially free. You don't need me to tell you what you already know, but tax and inflation are the enemy. A 20% tax, excluding all the exit fee costs (legal fees, advertising, closing fees etc), is it worth doing? The only reason I can see why you's want to cash out is to derisk. However, if you arent too leveraged, I'd keep the properties, invest 500k into index funds, keep 500k on the side for emergencies. Then DCA into those index funds from your property cashflow/income from your job. Honestly, mad props though. You're clearly killing it. I'm 31 going on 32 and I'm only just hitting 100k invested.

Solid advice ! I am about 50% debt to equity as of right now . If I buy again, I will probably be greater than 50% leverage. It's a fine balance

At your age so young in your career I’d wait until you were at least a decade-millionaire for that strategy.. at that point you could easily take 200-300k a year out to live off of and just reinvest the other 400-500k or more, and live comfortably enough and reinvest the interest while still slowly grow your net worth.

Tempting , but I've travel at least twice a year internationally even with w2 job . I always made an effort to travel as I Built up my wealth
