I like the property, but the back of the house being open and not knowing what is going to be built would make it a tough NO.

Just know that its costs foreigners more to Buy the same house/Condo than Thai people and that when you go to sell it that this also becomes a factor as Thai people will not pay as much to buy yours as you paid more for it. Renting is the go too, as you will probably hear.

Go and rent somewhere there for a couple of months, see how you like it. @jamesbarr235716 күн бұрын
@@mixalis6168 I agree, but you need to understand the financial consequences of 'buying' before committing to a purchase contract . Paying a 'freehold' price for a 30 year lease makes zero sense. Also, it is extremely difficult to determine market prices since there is no public register of property transactions, and 99.99% of agents are not going to help you. I have looked at condos on this coastline and nothing seems to sell. Also, there are many villas for sale. It is too far from Bangkok for Thai purchasers. Finally, there is very limited occupational demand to justify Thais buying as an investment. No investor wants an empty property. As I said above, sup with a very, very long spoon.

I always though that the property you did buy would be for a holiday break but maybe not enough for a lifetime of living ( nice as it is) as mentioned before my wife and I are planning to retire in Hua Hin we will rent for a while before finding a place to buy so would be interesting finding a forever home which may or may not be close to Hua Hin city centre . Will still be great to catch up with you and Dave once we arrive

9.8 million baht for a 30 year lease... 😕. That is a terrible proposition. Also, it is not a good buy as a freehold due to its isolated location. Sup with a very, very long spoon.

looks great but not too keen on the grey theme (always seems depressing to me) , and could be costly if you wanted to change that. Will be interesting to see how you navigate this purchase if you proceed. Seems pricey if it's just a leasehold. If you were a thai buyer this would be the price including the land rights.

@@mixalis6168 You cannot buy a freehold/chanote title in Thailand as a non -Thai. Registering a company to purchase the freehold with Thai nominees holding 51% is illegal. The authorities are cracking down on this practice extensively.

Correct. You can own the structure of a house and register this 'ownership' at the Land Department, but you cannot own the land. Strikes me as being akin to owning the body of a car but not the chassis and wheels. Non -Thais with a Thai spouse do this to give themselves some 'protection' in the event of divorce.
