Bingo! That is what I am saying to my wife. We should continue paying our mortgage in PAg-Ibig instead of borrowing to our relatives to fully pay the loan. Pag na deds ako fully paid na si loan. pero pag nangutang sa relatives deds na may utang pa. Hehe

TEKA LANG. Understand RISK . LEVERAGE (UTANG) multiplies gains, but also multiplies losses as well. You are explaining this business model as if it is fault-proof. We live in stable economic conditions. Para kasing inaassume nyo na more often, madaming magrerent. That housing prices will always go up. Remember what happened in the 08' financial crisis? Will you be sure that for the next 10-20 years, economic conditions will be stable? Yung rate ng pagtaas ng rent sumasabay pa sa pagtaas ng sweldo? Everything is good until it isn't. You have to understand that there will always be market cycles. That people go from being risk-averse to disregarding risk. Could you imagine if everybody does this business model? There will be oversupply.

I agree with Carl on the alternative to paying a lump sum w the excess money saved. Use that and pair it again w debt/leverage to acquire more appreciating real estate assets.

Our properties are 80% leveraged and are still able to liquidate itself....such is the power Airbnb if executed correctly.

For me yes, di lahat ng gusto mag start ng mga ganyan may puhunan. Lalo sming mga galing sa baba. Di basta2x makaka hiram ng malaki sa bangko kahit alam mo ang ginagawa mo. Madaming kulang lang talaga sa capital pero kaya naman kung tutuusin.

That's a good return though, but trading on bitcoin yields a higher return on your investment, because Bitcoin fluctuates in price and helps the bot gain more profits daily..
