Hi Simon, I don't feel confident buying from deal sourcers, especially nowadays so many people are doing it and it seems the due diligence is severely lacking so you can get burnt, a few bad apples are tarnishing others. I would love to enroll in some of your training as I'm just starting out in R2RSA.

Hi Simon and all the other viewers, I am a deal sourcer based in Solihull/Birmingham and source in Coventry, Birmingham and surrounding area`s, Firstly a big thanks to Simon for the value in yourchannel, and he is totally right in what he says about sourcers. Some are good and some are just after the money (I`m one of the good ones lol) If you find a sourcer that has deals all across the country then i would stay away from them as they won`t know the area they are sourcing from, how do they know if its a bad area? How do they know the true value? If you do need a sourcer it`s always worth asking yourself why you need one, write down what it is that is stopping you finding your own and try to eliminate as much as you can via educating yourself, and you do need to know what a good deal looks like (this is crucial to your sucsess), if you think you can just get a deal from a sourcer and make money just because they said it`s good you`ll be very upset when it does not work, Make sure you know what it is your getting and that all the legals are in place (mortgage or head lease) and get this in writing first from the landlord before you pay anyone, also do your own due dilligence to make sure your getting a good deal. Triple check everything and factor in all costs including ota fee`s and stripe or paypal fee`s, a lot of sourcers don`t include these, Make sure it will break even at 50% with the all costings involved, Good luck everyone in your sa journey. Regarding sticking to one location when you start out, how important is proximity? I’ll be moving to SW London in August when I start SA and I’m questioning whether doing SA there is smart given the 90 day rule in place. My market research is still underway. I’m unsure how reliable getting longer corporate/contracted bookings with Silverdoor / other agencies would be as a substitute for the 90 day rule. I know the business can be handled remotely but setting it up away from home & work seems like a nightmare. Appreciate your thoughts! 🙏🏽
