Bought 5 acres with creek frontage. Paid $65K. Well/septic $18500. 24x30 shop -$17,000. Site development includes 2 roads $3500. 1536sf home on full basement with 2 car garage in basement approximately $130k. Finishing stage now. Oak floors, tile, good windows, metal roof, front back porch. Building myself 100% with exception of setting roof trusses and finishing Sheetrock. I did have to sand all the Sheetrock again after finisher said he was done. About $225,000 all in.

me and a buddy spent 2 months clearing an acre by hand/small tools. the neighbor had a few dozers for a large project on their land. they told the operator to come over to our land and one guy cleared an acre in less than an hour. it was amazing. it was heavily wooded.

@@CS-kk4tm I had a buddy as well come over with a bulldozer and he pushed over about 20 trees on a slope, dug his way in to the hillside and by the end of the day, I had a 500' driveway up to the building site. He used his excavator and then pulled granite gravel out of a nearby slope and spread about 15 truckloads of gravel on the driveway. Without those tools, it could almost not be done in a manner that would last these past 20 years. Driveway is still perfect. Sometimes there is no substitute for heavy machinery.

Beata, as a retired facility manager, i like the way you do all the different jobs. You are not saving laborcosts now but you save these cost in the future, because you know how everything was build and you probably save a lot of money in the future on maintenance cost, you are probibly one of the few people that know their house so well. And i think personaly you saved more money than you think, laborcost is high. I love your videos in good and bad days, but be proud on yourself. You doing very well, and ditch that architect ! I live in Belgium where all the house build with bricks, and the average cost of the houses rises a lot, it's almost impossible to build houses that cheap as yours. Keep up the good spirit! I've been in residential and commercial construction all my life and I love what you've done. Pretty much no one builds a house entirely by themselves (including me), so don't feel bad asking for help or advice. I think promoting low cost lots so other young folks could build their own home would be a significant contribution to lowering the cost of housing. BRAVO

When you are done with the house, and you are very well along right now, you will have the knowledge and experience to build anything. How many people that just buy a home can say that? Most cannot even fix things or do routine maintenance when they move into their home. One of the way I saved was, the structural engineer to do the roof joists, was an obscene cost, the people that made the roof joist had software that did all the calculations, and they could change the design to accommodate my particular preferences, cost nothing, just the cost of joists which I would have anyway. Also, I got a copy of a cad program and filed all of my planning application, using that. Planning authority were totally happy with that. I did get an architect to do plans for house, but he gave a list of ways to build various bits so I could change if I wanted and still be up to code. He was not expensive. I am in the uk though. Oh and the negative "you didn't do this and that", forget it, couch potatoes pressing keys, no more no less. You don't need their approval or subscriptions. I did my renovation and there were many tears of frustration and "its too much" , I would have been removed form utube, if I was on it, and answered any stupid critics.🤣🤣🤣 Doing self build is definitely character forming.... Oh and costs, tell me about it, the stupidest little thing costs a fortune.

My wife and I just did the same thing on 43.8 acres on Vancouver Island. The story of your biological father and how you rose above that fear is inspiring and brings me to tears! As an electrician I totally agree with going underground for the house feed. I didn’t want high voltage lines on the property.

I think the other part you need to factor in is that, even of you don't self build, someone needs to manage the site, coordinate deliveries, arrange for labour to be on site, hire equipment etc. Hire equipment used comes at a mark up to ensure profit. You can probably add at least another 15-20% to your savings.

I worked with my uncle (J A Martinez, New Mexico, USA) from ages 18-35 as a (part time) helper at his contractor business. Since I have done my own construction. I have done electrical, dry wall, texture, framing, roofing, and windows among many other repairs. It has been amazing to have him to rely on him to walk me through renovations, repairs and improvements. As a single female it has been great to have the support and instructions for my improvements. Wow thank you for doing this cost breakdown. We plan to build in Ontario next year, so this really helps put things in perspective and at ease too. We already got land near Kingston for $180K, 2.5 acre flat hay field, came with drive-in, 30gpm drilled well and power pole 150feet away from build site. So that helps alot with land prep cost. As for the house, I designed/modeled completely in 3D Sketchup to help with planning, estimates and speed up build process. It's a simple 28x48 rectangle with gable roof. It will be on pier and beam foundation, not only for cost saving but cause it's more DIY friendly and easier to make changes/additions in the future. Also it will be up to passive solar house standards, meaning air tight, thick insulated walls, mostly large windows facing south. All it hopes to mostly power and heat the house with solar, eventually making it net positive. With current estimates and quotes, we looking at $175K total for the house but we budgeting another $50k for unforeseen. Last year we built a 8x12 tiny house, I mean "storage shed". lol It's comfortable enough to live there during weekends, free time and eventually when building the house. This year we plan to build small deck and gazebo for more outdoor living space, build few garden beds and get more acquainted with neighbors and area.

i think when you get this property assessed you're going to find you've saved/made a lot more than $145,000. also, when you put the spool of electrical wire between the studs with some rebar and screws i was like "heck yeah! she's IN IT!" lol. this is a massive undertaking and you are killing it. bravo!

You may remember some of my previous commentsand now I say, welcome to my world. As a professional in construction for almost 50 years, this is my everyday job. I have to keep tabs on all of the costs plus chip in at any stage during the construction that beeds an extra pair of hands. As turn key project suppliers, we do it all just as you are doing. As far as costs are concerned on your build, I would say that you are doing extremely well and saving a ton of money. Thanks for your entertaining videos and my thanks to all of your behind the scenes helpers. Every little bit counts. My kids often helped me on weekends when they were growing up. Special shout out to Craig for his friendship and guidance to you. No one starts out knowing how to do any of this. It is a lifetime learning process. I did our underfloor heating myself, bought a kit that had been designed for the 1 room 21’ x 22’ cost about £2500 UK , it was connected to original heating which I had upgraded. I had originally considered a hung wood floor but that proved difficult to insulate and heat. All this was for a conservatory that was to become our lived in room in the day, I had considered a brick extension but came up on a very large L shaped conservatory on EBay for £350 and it was 2 years old, I refurbished and cleaned it all my self with new seals as needed and I paid a company to take it down 70 miles away and label every part.

Raw land, no services, living in a skirted trailer...we're twinsies! Except my raw land is desert in Utah and your raw land is gorgeous with lots of trees. I have sagebrush, no trees. Did you actually get a quote on running electrical poles? Between my neighbor and myself, we paid Rocky Mountain Power $24,000 to run power from town (probably 8 poles). The contractor who installed the poles installed one on my property for free. I did pay for the wires, conduit, lightning rods and electrical boxes and did all that pole work myself but I didn't keep track of those costs. Same price for the well here ($32k), which I haven't done yet. I got quoted $16,000 for septic, which I also haven't done yet. It all adds up. My 40hp tractor, including backhoe and bucket, cost $40k. I bought $2-3k worth of additional attachments, so I can't imagine having to rent equipment except for really big jobs. But I'd probably just hire out.

Wow that's a lot cheaper! They told me $5000-6000 per pole and at least 4 poles. Then wire on top of that. And labour on top of that!

In case you're new here: I've been studying these videos for a couple of months now and this woman is nothing short of a superstar. Pay attention, you'll learn something. What you'll probably learn is that if she can do it, you can do it. That is in no way to disparage her. The transparency in this series is refreshing and the quality of the videos themselves, remarkable. She's also building in a less-than-hospitable environment, especially with regard to the winters. That being said, if you pay attention to your local building requirements, plan diligently, and follow through with your dream, you should be able to make it a reality. That, and you're probably going to learn/develop some new swear words. It's all a part of the process. Thank you Biata, for all your hard work documenting this process.

Since the pandemic construction costs have gone up so much. Thankfully you have been beyond incredibly diligent and skilled in many ways literally saving 6 figures on this build. Get your house sided before the spring rains. Siding will keep the moisture out of your home. You should be able to do it in a couple days. Good luck!

But such high prices.....and I thought that my 30.000 eur house that I am building for 2 years (about the same period with Biata`s, and I`m in about the same moment of building) is too expensive. Now, when I see these prices in Canada...I could never be able to build a house there... The experience, the journey of building yourself a house - as stressful as it is - is priceless. The amount of learning new things, and build with them, and do things right is something that will help you all your life. And make no mistake, you will work al your life in, or around the house, you will find things to do.... Adding all you and your family/friends labor costs in shows just why a home in Canada is virtually unaffordable in this day and age. Congratulations, you're accomplishing something only a small percentile has, building your own home. Your property is beautiful now, and once all the landscaping is done will be spectacular. Props on going with the underground power, gone are any worries of a tree falling and knocking out the power at 2 AM Monday morning on a -30 degree winter day.

Biata, I live in central Iowa and work for an architect. We talked to a contractor and he said to build a 1500sqft house with unfinished basement and a garage was running him about $375 sq ft. I don't know your house sqft but when you get done with the build and plug the numbers in and see how you did. BTW: I think it is great that you have taken on this task. You are AWESOME!
