I am not very well researched on this topic, but is there a difference between home ownership ratio versus proportion of owner-occupied households? Multiple generations can live in a HDB flat but there are likely only 2 real owners. This would still count towards proportion of owner-occupied household but does it count towards home ownership ratio?

Hi WJ, thanks for your comment! Home ownership ratio is one thing, and owner-occupied is another. Essentially both of these are different :) Investors can own the home but don't occupy the house. If the ah gong/ah ma doesn't own a home, and stay with the son and his family, they don't contribute to the home ownership ratio, but the son will contribute to the owner-occupied household count. Hope this clarifies!

Expensive or cheap is a individual valuation. Most important is our HDB is well build for everyday living purposes.

PLB team ! If we have a mortgage interest rate at 4% and no indication of the reduction, we have fresh supply coming into the market, and we have the 15 month waiting period for private property owners. Is it not ideal for the prices to come down. Example,If someone is buying a second property for investment for 500,000 assuming they have another property where they live for the same price! At 4% interest they need to fork out 2k per month on both property which comes close to around 70% of average Singapore’s salary. Is it not fair to say people who have the second property will start to sell out in the market and it will add on to the supply and reduce the price ! Even if they don’t want to sell at low price they will be forced to sell at lower price right because of the rising mortgage cost ? 😀 I kind of feel the market is turning into a buyers market from sellers.

Nowadays young people sibei weak leh, kpkb property expensive. Now graduated starting pay so high, some more double income. Last time I single income, only o level also can rise 3 kids and upgrade to HUDC and buy more property. We are blessed that PAP introduce ABSD to protect the young people, if not all the rich will buy up all property.
