As I recall, a long time ago when I was shopping for a rental property, the realtor said I could buy it with a regular mortgage if it was my primary residence for at least six months. But it couldn't be income property for the first 6 months. So, should people wait 6 months or whatever the time period is, before opening their short-term rental business at a property with a regular homeowner's mortgage?

Hi Nancy! Thanks for sharing and I absolutely agree. By no means are we financial advisor or suggesting that people commit fraud. In most, if not all of our cases, we do use the new purchase as our primary residence. Shoot construction and remodeling alone usually takes 6-24 months depending what we're doing. I've been living at my last "project" site for the past few years. But yes, you're correct, you should not be buying a home with a conventional mortgage with the immediate intent of turning it into a business. Definitely consult with a licensed professional first.

Agricultural property can mutually be a residence and a business property in Florida. Not to be considered advice as my Florida license was converted to Tennessee when I relocated decades ago and I have retired mt Tennessee license.

What kind of zoning for property do u need for something like this? I live in oregon and plan to do something very similar but having a hard time finding info on if rural residential property can do this or if it needs to be some kind of recreational property.

It’s not that I disagree with anything you’re saying or suggesting, but I have heard no mention of the soft costs involved in running the business. Feeding the zebra, 10 tents worth of poop removal, Electricity, etc. It’s those costs they can kill you in the off months When cash flow flips

Hey there! Just a standard business or venue insurance. No different than a campgroup or RV park situation. Perhaps a couple to several hundred a month.

Or if she has a farm #. She can just insure the farm and go LLC. It'll be lower in taxes and insurance. Agro tourism. Tons of farms are doing it. It's where the big money comes in.

Tampa and Jacksonville are pretty far from each other. I assume this place must be in the middle of nowhere in northern central Florida. I guess some people would drive several hours to stay there but I can't imagine enough to be constantly full but what do I know. Where is the link for this airbnb? I'd love to see the listings

Very inspiring! I am just in the process of building a spiral tent platform for a Sibley Pro 500 on 8 acres in West Va (backs to National Forest). Looking for off-grid solutions for power, water, etc. Compost toilet. Water is the biggest issue, especially for showering. In addition to all the fun things to do in the area, I think I will focus on “eco-tourism” as a niche.

Thanks, Matt. Zoning is the 'hand of God' when it comes to this stuff. Look up zoning ordinances and make sure you're good to go first. Or you can schedule time with me and we do a deeper dive into zoning, permits and the business.

Glad you hit on zoning. I’ll have to look up ag tourism for Colorado. There was a guy near me who built a huge beautiful wedding venue but it wasn’t permitted for that so they’ve only been able to hold 1 wedding (his daughters) going on 3+ years now.

Man oh man, if you only knew half the stories I knew that were like that. People dump hundreds of thousands, sometimes millions, without proper permits or even taking the time to check zoning. In the end their operation gets shut down and they have to sit on an empty investment. Tough pill to swallow.

This is perfect. I'm doing this exact plan with my family farm in VT. We started with camp sites including one glamping tent last year. It went very well and our guests loved it. This year we are going to add a sunflower maze and a corn maze. The return on those mazes will blow your mind :)

Hey Moonie! It was a conventional loan since there was a house on it. I'm assuming she just had to come up with 5-10% down. So about $15-$30k.

After watching your video... I just put a down payment on 36.4 acres with similar zoning. Owner is gonna carry the rest for 10 years. If she can make $50k from 8.5 acres... I can't wait to see how this works out.

Love you excitement! Averaging 90-100% occupancy on tents, especially when you factor in off-season, storm season, weekdays, etc is so impressive! I mean, for that to be the average range, that means that sometimes you have to have higher than 100% occupancy, to counteract the sometimes lower than the average range. Just amazing!

Just had a chuckle in my head when you combine "average occupancy", with 100% :). I sincerely doubt the 90-100% occupancy claim. Maybe she gets that on the weekends. No way in hell 10 tents are rented on a Tuesday / Wednesday.

This is in Florida? If it is the actual property shown in the video, it looks like a good candidate for a Wetlands Mitigation Bank, in which case she is probably LOSING several MILLION dollars compared to what she could make selling mitigation credits.

But, were those returns you presented net or gross rents? I would assume that with that many people coming and going on a nightly basis and preparing and cleaning up after for the wedding area she will be working very long hours or must have hired help. You'll need to factor that in. Regardless, still great idea.

Agreed, it is definitely not a passive income stream unless there is hired help. When we were analyzing our glamp site and potential wedding venue we factored in that we would be working quite a lot as we build up our cash and have the ability to hire out help.

Very true! If you can find a place that's willing to do owner financing that is another route. Just be sure to have a lawyer look over the docs and fully understand the terms of the loan. Typically there terms are in favor of the owner.

is it just me? or these properties are very very far away from the center or downtown when mostly ,, the good jobs and money are,,, what kind of people rent this stuff? for living or just for 2 days camping? if is a day renting like airbnb well is a good business but 100% succeful i dont think so,, the ROI is good but you have to waste money in administration and clening

I'm not entirely sure how close she is to the city but these are short term rentals. When you are running numbers, make sure to include all of the expenses that you mention (and any others that you can think of) before moving forward!

Honest question: If I'm spending $450k to get an investment property up and running why do I want one that requires so much ongoing effort? Wouldn't I prefer an apartment building with annual leases as opposed to 2-3 night turnovers? Not saying that traditional REI doesn't have it's ongoing effort but it's far less than short-term rentals with wedding venues and animal farms, no? Having said that, if you already own the property and add some glamping sites that do payoff quickly (at least in terms of cost of improvements - you left out the acquisition costs when talking ROI) I can see the benefit there but the rest seems like a ton of overhead in expense as well as effort.

Hey there, JB. Super valid question. If you have $450k cash that means you'll probably be able to finance up to $1M. Depending on your area $1M will MAYBE buy you four doors, max eight doors. Typically long-term rent will net you $200-$500 per door. So you're talking between $2000-$4000/month for a rundown, old building that you have deal with long-term tenants. I personally do like long-term tenants. Every single one of my properties that are long-term have way more wear and tear than my short-terms. I can make $2000-$4000 off one short-term door. Shoot I can make that off of a single tent. You have management on both sides, but I agree STR have more levers to pull.
