As I recall, a long time ago when I was shopping for a rental property, the realtor said I could buy it with a regular mortgage if it was my primary residence for at least six months. But it couldn't be income property for the first 6 months. So, should people wait 6 months or whatever the time period is, before opening their short-term rental business at a property with a regular homeowner's mortgage?

Hi Nancy! Thanks for sharing and I absolutely agree. By no means are we financial advisor or suggesting that people commit fraud. In most, if not all of our cases, we do use the new purchase as our primary residence. Shoot construction and remodeling alone usually takes 6-24 months depending what we're doing. I've been living at my last "project" site for the past few years. But yes, you're correct, you should not be buying a home with a conventional mortgage with the immediate intent of turning it into a business. Definitely consult with a licensed professional first.

It’s not that I disagree with anything you’re saying or suggesting, but I have heard no mention of the soft costs involved in running the business. Feeding the zebra, 10 tents worth of poop removal, Electricity, etc. It’s those costs they can kill you in the off months When cash flow flips

Very inspiring! I am just in the process of building a spiral tent platform for a Sibley Pro 500 on 8 acres in West Va (backs to National Forest). Looking for off-grid solutions for power, water, etc. Compost toilet. Water is the biggest issue, especially for showering. In addition to all the fun things to do in the area, I think I will focus on “eco-tourism” as a niche.

Thanks, Matt. Zoning is the 'hand of God' when it comes to this stuff. Look up zoning ordinances and make sure you're good to go first. Or you can schedule time with me and we do a deeper dive into zoning, permits and the business.

Man oh man, if you only knew half the stories I knew that were like that. People dump hundreds of thousands, sometimes millions, without proper permits or even taking the time to check zoning. In the end their operation gets shut down and they have to sit on an empty investment. Tough pill to swallow.

This is perfect. I'm doing this exact plan with my family farm in VT. We started with camp sites including one glamping tent last year. It went very well and our guests loved it. This year we are going to add a sunflower maze and a corn maze. The return on those mazes will blow your mind :)

Love you excitement! Averaging 90-100% occupancy on tents, especially when you factor in off-season, storm season, weekdays, etc is so impressive! I mean, for that to be the average range, that means that sometimes you have to have higher than 100% occupancy, to counteract the sometimes lower than the average range. Just amazing!

I'm not entirely sure how close she is to the city but these are short term rentals. When you are running numbers, make sure to include all of the expenses that you mention (and any others that you can think of) before moving forward!

Not saying that traditional REI doesn't have it's ongoing effort but it's far less than short-term rentals with wedding venues and animal farms, no? Having said that, if you already own the property and add some glamping sites that do payoff quickly (at least in terms of cost of improvements - you left out the acquisition costs when talking ROI) I can see the benefit there but the rest seems like a ton of overhead in expense as well as effort.

Hey there, JB. Super valid question. If you have $450k cash that means you'll probably be able to finance up to $1M. Depending on your area $1M will MAYBE buy you four doors, max eight doors. Typically long-term rent will net you $200-$500 per door. So you're talking between $2000-$4000/month for a rundown, old building that you have deal with long-term tenants. I personally do like long-term tenants. Every single one of my properties that are long-term have way more wear and tear than my short-terms. I can make $2000-$4000 off one short-term door. Shoot I can make that off of a single tent. You have management on both sides, but I agree STR have more levers to pull.
