My dad has a pit in his garage- back in the day when we were able to mend cars ourselves, you lay in it to mend underneath the car. You right about standing up in it to mend cars, my dad had a main sewer pipe about 3/4 foot down right through the middle- hence it became a lay down

Thank god my parents immigrated to Canada when I was nine. I went back to visit the place my parents owned in Scotland and what a dump. The owners had kept the place up but the size of the rooms in these semi detached are the size of closets in Canada.

I'm just in the middle of building an extension - I've knocked the entire back wall down to make it one massive kitchen/diner. I prefer that over "adding value" by keeping it as three separate smaller rooms - since I'm the one living there. If we all just built for the sake of making a profit, we'd all end up with houses with box rooms built for HMOs.

Loved the results. Different deck in US, here the wood is thicker, wider and more rustic and the top rail is @ 3 ft high. Your deck pieces look like indoor ballustrades and bannisters. After 100 years, quality still shows, as we would say, "Good bones". I loved seeing the diagrams, since it is a map of great illustration.

Really fascinating, thank you for sharing. Instead of an American Fridge freezer (which I think can dominate a kitchen), I always install an integrated larder (full height) fridge and a separate integrated larder (full height) freezer. This also does give you the option of not having to have them side by side if you have an awkward space to plan. Looking forward to seeing the next renovation and good luck with your move

The conservatory looked great. One thing I always like about living in the UK is that you don't need huge fridge/freezers because the shops are so very near! The spindles for the decking fences didn't really suit. Overall, the reno was excellent.

Thank you for your videos. My wife and I have renovated 2 houses since we married in 1986. I was brought up on DIY and having helped my late father with extensions and the family home I gained a lot of knowledge. (It also helped that I trained in building and construction!). Seeing the pictures of your temporary kitchen and bathrooms made me say, ‘Been there, done that.” I felt for you! We are in the middle of a wholesale alteration of our bedroom at present and thanks to lockdown I have the time. The only problem is that I’m 10 years older than I was the last time we took on a major job. I have lost 6lbs though. We joke with friends and say we are on year 25 of the five-year plan - it’s true! The last time we renovate a bedroom we put the house on the market... Good luck with your move. I look forward to seeing what happens next.

In many areas of the country, authorisation to install a dropped curb, is contingent upon you having already installed or be intending to install a permeable surface that will handle all of the water that will fall on the area.

@@GosforthHandyman in most urban areas there is sustainable drainage system (SuDS) plans and legislation to prevent new development from adding any additional surface water loading to the sewer systems and when you see lots of green space with new development it's often because they have dug a bloody big hole and filled it with plastic crates, with strong structure but massive amounts of void space, so all of the surface water from the whole development is collected and discharged to ground via the huge storage tank (the space in the crates). Who'd have thought, developers are not creating green space, out of the goodness of there hearts, or even to make it pretty, just because they have to to comply.

True, Craig, but when Andy was doing this work 15 years ago (about 2005 I guess) many environmental regs were not in place. At my old house, I sold a tiny parcel of land in 2010/11 to my plumber to build a small house on and by then as Andy says, the plastic crates and hardcore routine was imposed on his tiny drive for roof water run off to soakaway. it cost him a small fortune.

Still plenty of imprint drives being done in my area, in fact its what everyone wants but sometimes cant afford as it works out more expensive than the block paving drives. I think now they add drainage to the drives which copes with the excess water. This house looks fantastic. Absolutely love the garden and conservatory.

I would suggest you merge the two smaller room at the front into one bigger room.I think there is enough height to open up the loft and convert it into your third bed room. All these old houses have high roof. You can also install a small toilet under the stairs.The back extention is brilliant.

You can't really change the view your garden has, so it's great you spotted the potential that house had and made the most of that fantastic view. A really unique feature of a property like that and also an example of when a conservatory can really work, providing a nice bright space to enjoy the view all year round. Great job

That sounds like the kitchen floor in our last house. When we had our kitchen extension built and after knocking through they dug up the floor to level it all off. They came prepared with a mini digger but ended up using spades as everything was as think as an Easter Egg.

Well you’ve moved mountains here, and I bet it felt like it. As you asked for what we would have done different, I have to say I thought the railings on the deck looked really fussy. I would have gone for plain, not turned wood. I think it works have looked a lot more spacious. Glass panels would have probably looked better, but I imagine way off budget. I like your comment about paying someone to do the decking because you were working full time, it's often the case that trades people don't work on their own house because they don't have the time! Strange but common, which can get awkward when the guy you're paying sometimes doesn't do as good a job as yourself might have done.

Your remodeling videos are very well-done and instructive. This is a brilliant low-budget remodel, although I would have at least built the shell of an extension across the whole back, with the goal of adding a laundry/bath and maybe even a small studio. A possible bedroom solution: When we added a mere 10 sq meters to our house, we put a square bay window onto a small bedroom, sitting on top of the extension, just big enough for a single bed, which made a very cramped room sufficient for a son.

We had the same issue a boy 14 years ago. Young family. Had a 2 bed semi test had a roof conversion to 3 bed. We thought about converting it to 4 bed but it would require a huge amount work at the side and back, with a two story extension and losing the front garage and maybe the rear garage. Reckon it would’ve cost minimum £70k, possibly £100k. Plus we’d have to move out. Searched houses and a ready built 4 bed houses started at about £100k more but would be bigger and done, so we moved. We would’ve easily got our money back on the other house once converted as it was in a nice area, but couldn’t be bothered with the hassle.

It is interesting, Andy how renovation designs have changed quite a bit in the last 14/15 years. Back then, conservatories or at least conservatory roofs were considered acceptable in part because of planning restrictions but far more acceptable than the flat roof extension of your neighbour. The snag was that a conservatory roof was never very well insulated so that area was often much cooler than the rest of the house. Of course, in the past 5 years or so, Permitted Development changes have enabled more permanent structures without needing planning permission and I would imagine that if you were doing this today, you would have first of all removed the redundant garage first, thus enabling you to build a 3m deep x full width of house kitchen/diner extension with a pitched roof and 3 velux rooflights and a whopping bog 2.4m wide 3 panel bifold door either to the left or right looking from the garden at the property. My personal experience reflected this and I did the very same thing as I described in my own 3 bed 1930s semi. Even 5-7 years ago, bifold doors were incredibly expensive, I seem to recall pricing up a 2.4m wide bifold for my old house and it was being quoted as like, £15,000 whereas my 2 year old extension, the same door size cost me about £3000 installed. For 14/15 years ago though everything you did was perfect though I am puzzled why you didn't knock through from lounge to kitchen - even 15 yrs ago open plan was popular, though less so than today?

Planning permission is a scam that has stopped development of affordable housing in the UK. House prices are dictated by supply and demand. Planning rarely changes unless there is a public demand and then the authorities that writing the regulations or apply them change.

When the house and the lot are both small, your options are limited - unless you have very deep pockets. Your renovations were not all my taste but practical. Contrasting with homes in the US, we don't usually have a small boiler tucked away for heating and hot water. In colder areas we have a more elaborate heating system, and the newest homes sometimes have heat pumps for heating and cooling. The climate in the UK is different from much of the US. Conservatories are a big thing there, perhaps because you have less sunny weather and appreciate a room that is bright even on a cloudy day. And you don't have as much bitter cold in the winter.

Not a conservatory, they're usually a disappointment as they leak are draughty & cold in winter. You could have extended across the back of the house & side. TBH £40k for an extension is very reasonable. The spindles on the decking are unnecessary, when you sit down you can't see the garden, all you can see are the spindles. Unless you're really unsteady on your feet don't have them. If you really have to, have glass so you can see the garden when you're sat down.

Personally i'd always choose pattern imprinted concrete or tarmac for driveways and would stay away from block paving like the plague. The upkeep and maintenance around block paving is such a deterrent and the weed aspect also.

We have block paving atm ( previous owners had it installed ) and i echo your comment, right now it looks a mess with weeds and moss growing out of it ( only cleaned it last year ) Having it professionally cleaned, re-sanded and sealed with costs £500+ ! I’ll be doing the work myself as I’m not paying that.

I know on my uncles 1920’s property, that’s still council owned, that driveway is shared with the neighbours one, they both have about 1.6m each, but they are joined up to the garage, and then there’s a fence behind. That seems to be a standard thing in Birmingham, perhaps that’s what used to be here?

I really like what you did with this! A comment about the decking - I much prefer the grooved side down / smooth side up, as the grooves trap dirt & are a devil to clean. But a mate I used to work with told me there's more to it - he used to work at a saw mill, and the grooving is not there as a tread. Instead it's intended to go groove-side down to minimise wood to wood contact, and reduce the likelihood of rot.

@@GosforthHandyman Yes, it was a surprise when he told me too 😁 I'm in New Zealand, and we did a treated pine deck at our holiday house in Kaikoura about 10 years ago, smooth-side up, and have no slipperiness issues. We stained it initially, and again after about 4 years. It's due for another staining now. It's still in excellent condition. However, my next deck will almost certainly be composite, to avoid the need to keep reapplying stain.

Probably not possible due to soil pipe, waste water etc, but I would have put the upstairs bathroom (double shower & forget the bath) to the front, so that at least two of yr bedrooms had those lovely views. And I would definitely have put the kitchen to the front of the house so your living room had the views. Having said that however, you can only do something like that if you intend to live in the house long term. Selling any thing thats not standard layout is always tricky. Best of luck w the move!

I'm very impressed with the effort you put into the garden - decking isn't really to my taste (I'm sure it made more sense at the time but I had issues with it in a place I moved into in High Heaton) but it made a great usable space.

@@GosforthHandyman I fell out of my new kitchen bifold door assembly on my 65th birthday because i had a massive step down from the new door to the ground and I fractured my right ankle. So I investigated the composite decks but after some advice, they too could be lethal in the wet, AND they were expensive after installation was factored in. So, I got a local guy recommended to me to raise the level with hardcore and top it with black indian limestone and it worked out at a fraction of the cost of a commercial composite decking company was trying to charge me. So I had enough money left after the patio costs to put in raised beds around the patio and some wood balustrades from my friendly local shed man. Of course, I being an fat old woman who has proven to be liable to have falls now, I have to entrust such endeavours to tradesfolk but whilst good painters, plumbers and sparkies are ever present, for some reason, dependable York joiners are as rare as hen's teeth.

personal i would have done a full back extension, instead of a conservatory and open planed the kitchen and the dinning area, i would have also put a skylight in the extended kitchen with bi fold doors to open up the house, you then could of have had the american fridge freezer. but all in a all i think you did a fantastic job with property great video :)

Exactly! In our house (1972) we have those exact same brown tiles on concrete floor through most of our downstairs (kitchen+living/dining) and the asbestos test on them came back positive (we tested everything we could think of cause I'm a bit paranoid). We decided not to disturb them and sealed them in with levelling compound all around + thick waterproof underlay + insulation layer and then laid our new flooring on top.

Permeable surfaces are very well but... My cottage is at the low point in local are of the village. At the top of the garden was a block of 7/8 cottages with surface water taken away by the drains. Those cottages knocked down and replaced by 4 modern properties with surface water drains and permeable surfaces. So where does all the water go that used to be carried away in the drains? I'll give you one guess - 'cause nowadays I and 3 of my neighbours have horrendous rising damp problems. I do wish the authorities would look at existing properties in the area, the ground geology and where surface water routes are.

Very impressed with the end result 👍 You said the old garage roof was asbestos, did you have to use special contractors to dispose of that? Also, regarding permeable driveways, my understanding is you can replace like-with-like, so if you want to replace your knackered concrete driveway (as I will be in the next year or two) you can lay a new concrete one, but if it's a new construction (as yours was) then it has to be permeable.

Ah that's interesting! Didn't know that about driveways. Asbestos - I wrapped it up in plastic and paid someone to take it away. Can't remember if the council took it? 🤔👍

Kitchen/ conservatory excellent, back garden looked a big project but made the house it looked expensive ! I guess you benefited from rising house prises at that time.

Given the cramped size of the kitchen/dining room I would have built a Sun-room rather than a conservatory : same basic layout but with a proper roof, vaulted ceiling incorporating a large Velux window. This way it is an extension, part of the house which a conservatory isn't, so you don't have to have a pair of external grade doors between new and old. It's surprising how much space doors take up.

I think back then that would have needed planning permission but a conservatory didn't. Would do what you're suggesting now, under permitted development. 👍

Love your garden, tastefully done. By the way, have you consider extending the second floor to create another bedroom and bathroom or to increase the size of the bedrooms. Like you said, the current bedrooms are indeed small.

Another fascinating project. Once again, as soon as you were finished it was time to move on. What happened to the space/narrow driveway at the side of the house? You gated it off at the front and the back, did it become an area for rubbish bins and rusty old bikes?
