Pero napaka unique and informative and mga sinasabi nyo , kagaya ako wala pa ako alam sa ganyan at malayo pa naman turn over ng unit ko po. Ask ko lng po; 1, paano ang proceso ng pag papa rent? 2 paano ang bayaran ng mag rerent, pero gues rent lng kung ilang araw sila mag stay. 3 Mag kano ang % ng smdc sa rent at sa owner unit? 4 Kung may babaguhin ako sa unit ko , meron po ba proceso? 5 kung wala naman titira for a year , still magbayad parin ng Juice fee. Sana po masagot nyo at lalo na sa mga baguhan din at malaman din po nila at ma blog nyo po. Maraming salamat po in advance.

Hello mam thank you for subscribing.. 1.Rent are usually long term 1 year lease. Nagpapay si client ng advance one year cash payment. 2.If daily ka po magpaparent nasa 3k to 3,500 per day sa area, cash payment 3.Sa SMDC leasing I am not sure if magkano fee nila pwede silang makipag bargain sa owner. 4.if mag rerenovate ka po you need to fill up work permit and abide sa working hours ng condo 5. May tao or wala kailangang magbayad ng dues. 2% penalty ng late payment

We only paid the reservation fee .in that’s it because our agent asking my wife a Philippines ID but she don’t have because all ID She have is Canadian ID in they want Filipino ID That’s why we decided to cancel the condo in my wife want to solve the problem of her birth certificate then she gonna apply dual citizenship so we can provide the ID that’s they need then we can proceed to buy a condo unit. Thanks again for your help

yes po, after turn over you can interior/renovate sarili nyo pong expenses. Need po ng renovation permit fron the admin. ipaparent nyo po ba or kayo po mismo gagamit?

Hi Cleng we just want to know if the the condo unit is process how long we gonna receive the document. Because the agent told us that within 45 days we can receive already the documents but until now we din’t receive any thing you think they din’t process the paper works because we cannot provide tthe document that they us. But our agent never tell us anything. Sorry if we us you a lot of questions because this is the first time we buy a property in the Philippines. Thank you again.

Hi Cleng ya is in SMDC in shore 2 at 6floor unit in the agent said the turn over is on June that’s why we plan to go back home that month because that’s the turn over date that she told us. But even do there’s no turn over we still going back home because of my wife birth certificate. During that that we are there we hope we can met you thank you again David

Hi 👋 Cleng the reason why is my wife have a problem regarding the birth certificate in she cannot apply a dual citizenship because she already a Canadian citizen until she didn’t fix the birth certificate because the Philippines consulate wants a new birth certificate from nso in need 2 to 3 months to proses. In where going back home to fix it on June because that’s the only time we can get our vacation in the turn over also of the unit is on June also that what our agent say but they never processed the paper because there waiting for the proof of oath from the dual citizen of my wife . A set possible to hold the unit. Thank you for your help in we wait for your reply. David Wong day

Hi sir if the agent already reserved the unit and you didnt proceed on monthly amortization.Reservation fee will be forfeited.For sure there is a receipt of the transaction. If reservation has been made you will receive Contract to sell. Now, if the problem is birth cert. You can use your wife name in the id and later change it after corrected.

So if we apply us a foreigner for the condo unit what is the different price for the local price in they said that if you are a foreigner you can only have the condo for 65 years. In what kind of requirements do we need. Are we still can apply for a loan in the bank in the Philippines if we want to get a condo unit. Thank you very much.

its the same price but foreign must buy premium unit. its lifetime ownership as long as the condominium corp exist. You can apply loan if you completed all the requirement they needed.

In the last conversation we have she said that she’s going to talk to the manager if they can hold the unit if not she gonna pay again the RF but we told her not to do that again we just want to cancel the unit we really don’t know what’s is going on because we didn’t receive any thing since we sign the papers for the unit she always us about my wife birth certificate in the dual citizenship so they can process the documents so that’s means everything is on hold still.

Mas maganda mam sa BDO kayo mag loan, mas prefer kung may account ka doon.Ang mga requirments po nasa site nila online, importante source of income.

Hi po usually 3 months before matapos ang amortization mag bank loan kana, pero bago po yun icheck nyo po muna ang status ng building, baka wala pang natuturn over, if that is the case magrequest muna kayo ng extension ng payment

Hello Mr.David, i think if you have a strong reason to withdraw your unit to SMDC that is possible. First, you need to write them a formal letter and the management of smdc will take actions. If it is against the contract it is possible

Hindi po sila occupant, makikigamit lang po ng pool for free. Pero sila po magmamanage ng condo ko pero titira po sila somewhere... possible po ba un? O need po sila e list as occupant kahit hindi naman... ngaun Christmas and New Year lang po makiki staycation kahit hindi talaga titira duon family ko.... and more than 4 po sila.. pwede po kaya un?

Hi Ms Cleng! I have few questions pls. Isn’t that some issues in the unit are supposed to be handled by the HOA? What includes? I saw in a different video that there are tax fees that needs to be paid too after turnover. Is that true? And I would like to show you a document that was sent to me by my agent that includes the taxes fees that needs to be paid. I’ll send it to your Messenger. Hopefully you can check it out when you get the chance. Coz I live in Cali, I just wanna make sure that every fees are really supposed to be paid. Thank you!!! 😊

Ano po ipapakita dun sa meralco office? Dpat ba ung pmo may memo na ibibigay? Wla kse mabibigay eh. Nabayran ko kse sya via online lng. Kung bga ung hwak ko lng is ung receipt sa acct no. un. Screenshot ko lng sya. Salamat sa sagot :)

@@supercleng888 Pano mam kung mag isa lang ako nakatira sa condo. Since sabe nyo maximum of 4 lang. So kahit mag isa lang ako nakatira pedi ko ilagay sa form na apat ang titira sa condo kahit mag isa lang naman talaga ako?
