The card base came out to the exact measurements, but the layers were off enough that I re-did your measurements, leaving the 1/4 inch trim and came out pretty close. I will use the scraps to make a pattern for future use. I like the tri-fold style.

This 12" x 12" designer series paper retired quite a while ago but with so many beautiful Stampin' Up! papers to choose from I'm sure you can find another one that will work well.
