Joy Benedict reports on the Southern California housing market, where house prices appear to be falling after a lengthy period of inflation. Rising mortgage rates could be the root of the cause.

@@midsummernightsdream60 Is Altadena land THAT valuable? Median Income in Altadena is about 37k, and households are much better at 100k. C.A.R. statistics mentioned that a 200k income would be required for an 880k house, and this is a million dollar house at a much much higher interest rate. That means that loan cost just went up significantly. California has the highest poverty level in the United States based on COL, so how valuable can that land really be?

Probably more. Something is really off with SoCal housing prices. I've seen way too many shacks all over Los Angeles listed at $600-700k but the median household income in that zip code is less than $40,000 a year. Min income to afford a $600k property is around $150k depending on a lot of factors. This isn't going to end well.

That house is now falling apart and it's assessed at 7 million. People are so stupid. Good luck if you are waiting for the homes to drop here in Southern California. Why would you go from a fixed low interest to the plus 6% rates now? Where is the supply of homes gonna come from? They won't.
@computron5824
@computron5824 Жыл бұрын
A part of the supply is going to come from risk loving investors buying up overvalued houses to bulldoze them and split them into multi family housing lots. The other wave will probably happen as boomers retire and try to sell or transfer these massively overvalued properties which will trigger an updated property tax rate.

1st) this is happening everywhere from Tijuana to Toronto. 2nd) the deep equity of homeowners and home investors goes back to the end of WW2. They own five/ten/fifteen houses clear title (thanks, dad) and can buy with "kash". 3) about to come onto the market at LOT value are hundreds of BILLIONS of dollars of homes that went under in the credit crunch of 2008 era. The "owners" stayed in their homes as it was less than rent (IF you could FIND a rent) and the bank actually owns it. But as owners under water, they didn't do any MAINTENANCE. one home I know was just declared uninhabitable by the four decade owners. they're out, and it's lot value. 4) even if you bunk up, you still need a roof over your head, esp. for families.
