If you love old houses like I do, then you’ll see the charm and potential of this 1910 cape located in rural Bucksport Maine. From the humble eat-in kitchen to the sloped roof second floor this home has character, emits a homey-ness reminiscent of Gramma’s house and yet is functionally intact. Bucksport Maine is located in eastern Hancock County and fronts on the Penobscot River just inland from Penobscot Bay. The 2020 census has the population at 4944. Bucksport offers limited shopping and eateries and boasts a nice marina on the Penobscot River that is deep enough for almost any size personal vessel. This home is located just 3.5 miles from the downtown business district and only 20 miles from Bangor/Brewer or Ellsworth and 24 to Belfast - making it an easy commute if you prefer to live the rural life and work in the city.
Nearby attractions include the Boat landing on Verona Island - Access to Penobscot River & Penobscot Bay for fishing or boating adventures. It is also just a 15 minute drive to Great Pond Mountain Conservation Trust Lands - 5,000 acres of mountains, woods, and water managed for wildlife habitat, sustainable forestry, and community trails. My mom grew up in Bucksport, I still have cousins on Millvale Rd. I know this house, have driven by it for all of my 72 years.

Wow that is a nice piece of land! House definitely needs some work but looked like the roof was newer so that's a great start! Ill be up in a few weeks to check this out if its still around. This is actually reasonably priced. If you leave out the house...there is a well, septic, electric with 56 acres, a pond, it's not in tree-growth, trails, close to a lot of wonderful places and amenities. That's a little over $4k an acre in a prime location on a paved, maintained, road. Yes, the house needs work. Most old houses will need maintenance over time. It has good bones, you just need to bring it into the 21st century. It made me think of my Ma-maw's house in southern Texas. All that home-cooked food and love makes those kitchens priceless. Fixing it a little at a time while developing the land makes it a little more manageable. The electric, some of the flooring, the kitchen update, some of the rooms themselves. Unless you have mold or termites it shouldn't really be too bad in the grand scheme of things. And you could live in it while doing the work so there is that as well. Start with the electric and then do it one project at a time. Watch marketplace, craigslist, and the like for people looking to part with new cabinetry and stuff to repurpose. I saw one channel where the youtubers got 45K worth of kitchen cabinetry that was nearly brand new for less than 5K. That's a steal and could easily be done with this house. Taxes are a little high but to be honest with the cost of living going up all over the country it stands to reason that municipalities are hiking up the taxes to get their slice of the pie. The property may qualify for homestead exemption for the person who would want to go that route so that's a chance to lower the taxes a little. You may be able to work with some local tree harvesters and get a bit of extra dough that way too in order to clean it up in the overcrowded areas. The property has a lot that could be done if you have the imagination and creativity to do it. Carmen, I loved the snark about the basement and the fuses. We have to be able to laugh at ourselves and the things we find or life would be really dull.

Both the home and land/lot were well presented with a great history lesson to boot! I even like the address...the street and the town, just sounds cool, don't you think? I can't help but wonder though, were this a 2, even 5 acre lot and house offering what the price might be...ie, what's the house really worth? The amount of work (also pronounced money) the house requires is substantial, as Carmen said, "you've been warned"...net net, price per acre seems high, just thinking out loud. (Worth noting, consistent reluctance to show basements as viewers wonder why...and then copping an attitude, ON CAMERA . Really? How professional, yet so very in line with a number of women on this channel who act similarly. And why not, it comes from the top, right? Phil's gonna be pissed at me which stinx because I hold him in such high regard, the consummate professional. Mea culpa, mea culpa, Phil.)

The state tree 🌲 of Maine is the white pine. When they say that Maine is the pine 🌲 tree state, it is specifically the white pine they are referring to is the white pine. And THIS “🌲” is NOT a pine tree. Looks like a fir tree, to me. Back in the day, the white pines were for the kings navy. Since they grow tall and straight, they were used as the main mast on tall (sailing) ships, of the Royal Navy (UK).
