In my opinion, a west-facing -- non-ocean front -- ocean view is not so great. There's no activity -- just water. After the sun sets -- directly into your house btw -- there is nothing. Just darkness. This house is enormous. Why so big? I'd guess the buyer would be better served looking at ocean-front property, where there is activity (beach or whitewater) close at hand. Of course, the down-side of ocean-front property is traffic. Poor parking. Noise. But more life. Excitement.
