For such a beautiful home and lot there are a few issues that wouldn’t have cost the architect and builder much more and would have gotten a larger ROI for the builder. No master bath is the biggest issue. Not enough indoor living room area. Doesn’t feel like 300 sqm inside. Outside looks great though.

Love the house but no way under roof is 300 sq. Meters. You must be including the roof top, which should not be counted as part of the living area since its outside. Love the yard....love the property....but very expensive for such a small living area. My guess is you are closer to 170 to 180 square meters of living area.
