V interesting bec we just stated that to another realtor; Solivita being the first place we liked, bec it appears to not have homes v close to each other and they appear to be unique designs, not a ‘quick build’ type of home, ‘cookie cutter’. Those exact words are what we now hear you saying in this video. We had a main interest in one thing, not an enlarged patio, etc., but a simple privacy fence that we’d like to research in this state of Fl (USA) bec we don’t seem to see them. The Villages, saw once, a greenery type of natural fence, and think that is ok there. However, still unsure if regular wooden fences, etc., are even in Florida. I have not seen any, in the towns, etc., per Michael Bordinaro’s videos. His walks throughout regular towns, etc. But, will say, Solivita has so many huge trees, greenery around, and the homes don’t appear to be super close, and they have much greenery, with their unique designs, not being ‘cookie cutter’, etc., might make up for lack of fences, if they’re are rules about them? Sorry for length. Ty, Nice Community. Nicest we’ve seen. Still researching. ✅

Hi Renee, great observation! Our 55+ communities generally don't have fencing because lawn maintainence is included and if you put up a fence it can be difficult for the lawn work to be done. There are a few communities like Kings Ridge which allow fences as long as you allow access to the backyard via an unlocked gate. As for the Villages there are several communities that are within a mile or two of the "Squares" (the main entertainment venues of the Villages) and are a bit more lax in their regulations. Within 2-5 miles there is a plethora of homes to choose from with no Home Owners Association and everything in between. Master plans communities are not for everyone. Each person needs to weigh the pros and the cons for themselves. When I'm working with my retirees or clients who want to live in an active adult community I always present them with both options and really get an understanding of the kind of lifestyle that they're looking for. Many retirees don't want to be in a master plan Community but on the other hand many really love the lifestyle that active adult communities have to offer
