hey Daniel .. first of all thank you for all your interesting videos. Most imp you are the only Realtor, who actually show the approach road to community and surroundings with no-filter on your feedback on the builder/community etc. Appreciate man! :) And regarding this video, if you tell all negatives in fist 30secs, definitely many wont even watch it fully , at least not me :) It will hurt ur youtube earnings may be ! @@DAPA.DANIEL Btw all these raw videos of community tour, will have that nostalgic feeling or 'down the memory lane' effect when people residing in these communities look back afte say 5-10-50yrs :) The entire landscape will be different by then. Another suggestion if you can do >> show the google map route while you drive, definitely will give an clear idea on where is that place on huge TX map! Not sure if there is any option to attach live google map or some map while you drive. Thank you

Btw I am planning to shift to TX in Q2/Q3 , moving from DE! Looking somewhere near Frisco So trying to understand the market and areas, without really being there we do not get that landscape feeling, without your videos :)

Yeah I think I’ve mentioned that on a few of my videos about looking back in 10 years and seeing how things change. I’ve looked into having a google map street view thing but didn’t find one that was good. I also don’t want to add to many things to my videos due to cutting down on my edit time. I try to have a good balance between lots of edits, photos, and videos and not getting to burnt out on editing since I’m the one that edits my videos

You mentioned sacrificing builder quality - how bad is it? Will these homes need a ton of work done after purchase?

Not necessarily the homes are just going to feel a lot more standard. However reputation does play into this and I see a lot more families running into issues with these builders (not all) compared to some other ones. Every neighborhood is different and every project manager building a home who handles your build is different and what their standard of quality is. The name of the builder is not actually building your home it’s going to be an actual person who is hiring out 3rd party contractors to build the home. You also have to keep in mind that these builders are putting up a ton of homes all at one time so just basic economics is that when you increase in scale you decrease in quality. That being said I have talked with inspectors I work with and they have been through homes with these builders and they have been fine and sometimes not so fine. It comes down to the relationship you have with your project manager and trying to hold them accountable for things that get messed up along the way. No house I have ever closed on came out 100% perfect on the 3rd party inspection reports even the most reputable builders have mess ups. However more reputable builders are known to fix these problems rather than saying no we don’t have to fix it because it was passed by the city we don’t care what your 3rd party has to say. It will not become the next prosper or Celina those cities are in a different league than that of little elm Little elm is relatively safe - the new schools getting added to little elm should bring in a bit better ratings but you are going to see better ratings within prosper and once Celina gets done building new schools over there you’ll most likely see the ratings keep getting better as well

The only problem with power lines is the eye sore. Personally for me if I have a bunch of lots to choose from for new construction I would pick the ones that aren’t by it. Future buyers of a home usually/sometimes don’t want power lines in the backyard as well but isn’t always a deal breaker I mean I’d rather have a power line than large amount of traffic directly behind me on a highway road that’s very loud
