Tom!!!!!!! Those homes start at 400k for 1500 sq ft home!!!!!! Make the offer 175K! Never ending swamps to fill and build. Pulte can get in on my special pricing early and they don't have to wait till next spring when they have to fire sale them.

The reason these are selling is because there are so many used homes selling in the $400's that need repairs and some are classified as fixer uppers. I've shown these homes to customers and after they see that they start looking at new. If the used home is turnkey they are getting multiple offers. I can't wait to run my numbers for Friday night.

@@NorthFloridaLiving That's great news! I hope the buyers are really paying up! I expect a nice tick up this spring. Keep up the good work! Strike when the iron is hot. The sellers of those older homes are delusional in their pricing anyway. The collapse started in September as I stated. It will take two to five years for prices to fully reflect the full 50% downturn that's imminent. Your probably only down 5% since September. 45% to go! P.S. My 175K offer still stands!
