WIZARD of MEASUREMENTS! Don’t know how you do it! My husband and I have visited about 9 - 10 of the properties you have videos on- we’re the nerds that show up with a tape measure so we can see if certain pieces of furniture will fit. Thanks for always being consistent with your measurements! Helps us to better figure out the situation. 🥳

Spice Kitchen to serve its intended purpose, it needs a high-volume exhaust hood over the oven and a door. The foods that are going to be prepared in the Spice Kitchen should be stored there as well, so there should be cabinetry, counter space and a sink. To serve the purpose, avoid storing, preparing or washing the pungent foods in the main kitchen; limit their appearances to the spice kitchen only. A second kitchen for other purposes If you don’t cook a lot of spicy, fragrant or steamy dishes, a second kitchen could come in handy anyway - cooking for a party, or a kitchen for mom to escape the chaos of the family.

your correct Lorena San. my family background is mostly African so I think this plan is good for me because nearly all our home meals are spicy. We will rarely use the main kitchen. so I prefer a plan where the main kitchen is kinda separated or blocked from​ the living area. but most American home designers don't do that.

The café kitchen would've made sense if it was on the other side of the house right next to an Inlaw suite. I agree that that was weirdly situated.

Another great showing Chakits! I like your insights for the most part. About the trim work and jams and such... another video you made showing a home by this builder has tres ceilings, excellent trim work and more details... so I'm assuming you can get that done as upgrades... also assuming you can upgrade cabinets too. This is an excellent house. Best one I seen by this builder.

No trim, again like in a previous model. Wow the garage was open! You can't break out of this house from the back even as a second story man :-) Great house, open. The general layout and design is excellent. (You must have spent all day here with so many models.) The gated Porte Cochere opening to the side courtyard is excellent. Great use of the outside. Love the walk in pantry, the wet bar adjacent to the dining area. The two balconies for the master suite. The spiral stairs between the rear balcony and the pool. The fireplace in the master suite, the loft, just excellent. The Master shower is not a Pardee Shower. The concept of the flex space, the flexible spaces are a great addition. The plan is suited for entertaining, and it separates private from public, ex. the loft is meant for a public space, while the adjoining flex space is meant for private functions. Private and public entrances. A prep kitchen and a display kitchen reinforcing the deign concept for entertaining. The interior decoration is too traditional for my tastes, but works in this design. Do you think that too many 600K to 900K houses are being built, over-saturating the market at this price range?

The 2nd kitchen could be for a mother in law suite since the 3rd car garage area is right behind it. That would all be enveloped/walled off into one suite...that's my best guess..If that is not the purpose, it sure would be a brilliant idea.

Like how you can take the spaces and the things could be or should be done different but so you know flex room is a room that is flexible it can be used as any room. The second kitchens probably Prepkitchen are Caterers kitchen

They should have two glass doors, maybe even have them being pocket doors (if you want to leave them open sometimes) and a vent (AC) for that second kitchen.

Hello, some homes have 2 kitchens for the sole purpose of when you want to have a party and you have either a housekeeper or a catering company coming in, you do not want them to use your kitchen if you are entertaining, you will have the housekeeper use the back kitchen, this is very common in large homes that are designed for entertaining, I live in LA and I’ve been to some events in Hollywood and Malibu at homes of some A list entertainers, Hollywood producers like David Foster, the have 2nd kitchens, just like this and when you are hosting a party you don’t want all that noise so it is a high end upgrade that makes all the sense and it works wonderfully when you are having a party. Question, does the home come with all 9 golf carts????? If so SOLD...

That's 829k base without the upgrades right? Not quite sure if that's worth it. Great layout but you're probably looking at high 9s or more for sufficient upgrades.

Those are assessments made by municipalities on new communities when a city or county installs infrastructure on previously undeveloped land. This infrastructure includes things like paved streets, sewage and plumbing, and fire hydrants, the cost of developing new communities are now being passed onto buyers...🤦‍♂️

My wife would love this house!! We are looking to build a house with a 2nd kitchen exactly like that. Chakits ASIAN people stir fry a lot. And we are Asian. We don't want to get the main kitchen dirty and messy and smelly. Therefore we are building a 2nd kitchen in place of the butler pantry would be. This house is perfect. Asian buyers would dig houses like this one. Prep Kitchen is a nice touch! Love it. And I entertained a lot. My wife and I are building our final "IT" house (Our final HOME). I love your videos and I will be using it to inspire our build. These houses in your vlogs are amazing. Love love love everyone of them.

Yup. I'd use the dirty kitchen for messy food and frying. Main kitchen for baking since I'd need the island/counter space for kneading dough and stuff. I just wish that instead of a powder room, they would have a full bath near the coat/mud room and laundry so that it's easy to freshen up and have a place to drop off dirty clothes and gear from outdoor sports and activities without having to track dirt throughout the houre.

If you don't have a butler and don't entertain that many people its useless and just takes up space that could be used for something else like a small panic room that leads straight to the garage now that's interesting or you can expand that bar area but to each his own some may just keep it and do all their cooking in there, in regards to the smell of cooking / food going through the house, i love the smell of good cooking flowing through the house it never bothered me as a kid coming home smelling my mother's (R.I.P) cooking, gee i remember floating in the door from the aroma and couldn't wait to eat lol!! Aside from that whatever is decided this is still a gorgeous home👍🏼

it looks like , what we call a Butler's kitchen in Chicago.. they have a lot of them here.it's what the caters use... also when it comes to measurements you're doing a good job. if they're going to make an appointment with you and willing to go and look, with the possibility of buying the house, then they can get accurate measurements. your estimates are just fine...

if i may offer a suggestion, so far, love your tours. by far the most in depth that ive seen so far. having said that, you should try using a dslr with 4k instead of a gopro. normally for these types of tours, its not really something that is really needed, however, there are some portions of videos ive seen where you ask the viewers to look at a certain texture on some surfaces. these surfaces are not easily seen with a standard gopro 1080p recording. also, the fisheye lense distorts the image and makes rooms appear at sizes that are not life like or a true representation of the property. a panasonic gh4/5, a gimbal/steadycam and a slider will really do big things for your production game. those things listed in addition to drone shots and slider shots are straight up model home porn. it is a slight investment but it is one that will really pay off. keep up the good work!!

We call that second kitchen a "dirty kitchen" in the Philippines. That is where you prepare food that smells, ex. FISH!!!! Just put a door so the smell will not go in the house!

I hate the fact is has no door jams or trim whatever you want to call it, and I'm just making this up but I think that extra kitchen is supposed to be like a "catering kitchen" I have never heard that before, maybe I just coined the phrase (probably not). So like if you are having a big party, a catering team could be in there making ordervs and pouring trays of champagne glasses, all the while not disturbing the party.

Actually it's called an "Event Kitchen"... That's why it's a full kitchen so you can have caterers and their assistance on two different details without interrupting the flow of guests. Butler's Pantry or what some of y'all saying Butlers kitchens for the most part usually wouldn't have a full stove. (You know the kitchen area is mine Chris LOL ) I know you don't like the frameless doors but let's say we started off building houses without frames and and we're now just starting to add frames we would probably be saying it was excessive. Change is good but not for everyone I get it. It's just an attempt to make things even more streamlined... This is a beautiful home beautifully designed I love the monochromatic desert sage colors very well-thought-out. By the way Chris quit calling different areas of the master Retreat, Retreat areas.. redundant. The area aside the bedroom is known as a TV, Lounge, reading or sitting area and the master retreat also has a private balcony... Not another retreat area can we have some more synonyms please... Lol. That's why the "whole" owner Suite is known as a Master Retreat or Owner Retreat not another retreat area. LOL. That's why the separated fully contained area is known as the owner's Suite with sectioned-off areas within it the retreat. You know I haven't commented in a while so I had to be a little long-winded. LOL Much love.

I may be completely misunderstanding this but you said there is $21,000 due every 6 months which comes out to $3500 a month plus some other fees so let's say $4000 due in fees every month. Now if I finance this house for 30 years with a 4% interest rate and no down payment I would be paying right around $4000 a month. So with the fees my $4000 mortgage would double to $8000 every month. I am honestly very curious about this so if I got something wrong or I am not understanding the fees or what you said about them I would love to hear from anyone that knows better. Thanks. The $21,000 he's talking about are the SIDs and LIDs fees. Which is (correct me if I'm wrong Chakits) stands for Special Improvement District and Land Improvement District, in other words the cost for your roads and plumbing, etc necessary for your home in that area. You pay an amount every 6 months toward that fee. So around $700 - $800 every 6 months on top of whatever HOA or neighborhood fees that have to be paid. I guess if your pockets are deep enough you could just pay it up front, not sure. Does that help?

It might be a kosher kitchen. Traditionally you have separate storage and prep spaces for meat and dairy. Your dairy needs one fridge and your meat gets one as well. You maintain separate pots, pans, and cooking utensils.
