Unemployment is way higher than they report and unemployment affects rent and housing more than interest rates. The government has said 4.9 million people are needing to leave in 13 months and with a change of administration in the US and Canada (forth coming) I wouldn't buy I would wait to see what the new rules are as the Conservatives will be in power and have been clear they will reverse policies that will NOT keep home prices up.

Many young Canadians would actually vote to join the US, given the state of this country and the terrible policies over the past 10 years. Alberta, demographically the youngest province, should seriously consider it, it has the most to gain and Americans would prefer AB/Sask joining them over other provinces.

Rents are falling. It takes time but the landlords are getting more and more desperate to find people who can afford what they’re charging. Two years ago 20 people wanted to rent their suite. Fast forward to today and they have one or two potential tenants. This ends very very badly for landlords who hold large mortgages

I just got back from Manhattan. We are paying a simular premium for Vancouver and Toronto is so so very laughable. There are so many more homeless people in Toronto. Way less services and "Stuff". Way more cars, bike lanes are awful compared to NY. We have such a huge opportunity here and we are just biffing the hell out of it. I hate Trump, but his type of recking ball might be needed to disrupt all of our sleeping politicians that have delivered little in recent history.

It would be interesting to hear some strategic/tactical advice for condo owners in T.O. with older properties who do want to sell. How does one differentiate in a soft market? In this market does size, staging, location make as much of a difference? Or is price the clear path? Obviously this cannot be a generic answer.

On the SFR issue - if you ban investment in SFRs, then you won't have any for rent. Full stop. Without private households and firms investing in SFRs, renters will increasingly be confined to living in micro condos which comprise an ever-greater share of the rental supply. Is that the outcome our government wants for renters? Am I missing something?

Way smaller population - millions died in WWII, and even with the baby boom, there was nowhere near the amount of people there are today - my uncles bought houses around that time period, by the time my parents bought in 1989, the houses prices had jumped considerably

I believe the housing market run up was front-loaded 2009-2000. You will see better gains investing in the stock market as housing prices are already out of reach for most individuals. With unemployment rising and Trump rattling the chains .... we are in the calm before the storm.
