My husband and I volunteer feeding the homeless in our city located in Ontario. We have seen many people who are living out of their vehicles because their rent went up and they could no longer afford it. Add the cost of groceries, gas, taxes, etc, we are going to see more people living out of their vehicles and on the streets. 😢

I should be the one dancing with all this bubblish equity on my property, but i am not. I don’t understand how every postal code in this country got hijacked by speculative mobs forcing all Canadians to this mess. This country is already a high tax country. With average household income lower than $100k and take home pay at 30 percent lower than actual salary in average, how do elected officials expect Canadians to afford shelter and carry all other expenses with their take home pay? The math simply don’t work.

My local MP here in Burnaby North is Terry Beech Liberal whom I supported in the last two elections. After you guys mentioned the non-PR problem just now I Googled him , and it turns out he has a review of 4.8 out of five, with almost every review mentioning “Thanks for helping with my PR application Melanie!” If you guys like data, it would be interesting to see similar Liberal reviews from across the country to see if this is part of their re-election plan. Just made a presentation on financial literacy and investing today to 60 people in their 20's in BC. One 23 year old was passionate about the problems she's having with just getting by, another audience member yelled out "just cancel Disney plus" and we all had a good laugh. The infrastructure is pathetic. We DESPERATELY NEED more doctors and nurses because health care is unavailable for so many. We need more schools and roads too, some can't even go to the school across the street from the house they just moved into, so they're forced to drive 15 minutes away. It's the worst planning I've ever heard of, this entire administration might go down as the worst Canada has ever experienced.

Who are you mad at? Schools, roads and hospitals are provincial and municipal matters. Is driving 15min to school a hardship? The federal government is guilty of bringing in a high number of immigrants and not working with provincial and municipal governments to ensure they can handle a growing population. But the reality is Canada has a tight labour market and we need immigration (eg it will help with the Doctor and nursing shortage).

@maxpayne7419 oh yes, brining in doctors would be fantastic! Unfortunately that isn't as smooth as you'd hope. And yes actually when you live 30 seconds from a school and have to drive 15 minutes each way in a time where everyone is crying about fossil fuels, wouldn't it be nice to have less cars on the road, less traffic. I'm not sure where you live but I love in a very desirable city. 5 years ago a block would have 10 houses on it, now it has 2000 condos and rowhomes, zero road improvements, zero additional school, and it's common knowledge that many people don't have a doctor. A friend born and raised in Canada just moved here and has been on a wait list for a doctor for almost 2 years now. This is the wonderful country of Canada I was born and raised in? It's become arguably the worst country in the G20. I've personally lived in 7 countries and now that I'm back in Canada I'm embarrassed at how bad it's become. I know local problems aren't handled at a federal level, but if anyone says our federal government is doing a spot on job then they live in a bubble of ignorance. I could go on, I'm a financial planner and know first hand that most canadians are not in a good financial place right now, combine that with the lack of health care, growth of drugs and homeless problems, and lack of infrastructure in our cities and towns and it's a shit show, not to mention the lack of enforcement of the law by our soft judges. It's no wonder we saw a low amount of temporary residence permit holders convert and stay in this shit hole country. If I wasn't from here and have all my life here then I certainly wouldn't be moving my life here.

Great podcast but something was mentioned yesterday which I think was a little disingenuous. Although StatsCAN did say that they were going to use a new methodology to estimate non-permanent residents, they didn’t say, at least from what I’m reading, that the 1 million number is correct. We don’t know that at this point so we will have to wait and see. Maybe it is 1 million and maybe it’s 50k. We don’t know and to suggest otherwise is misleading in my opinion.

I distinctly remember when I was a teenager in the late 80’s hearing people say my generation (Gen X) were going to be the first generation to fall behind our parents. We were all screwed…. Wrong! And now 35 years later I hear a constant doom and gloom and pessimism again. Much of it is political rhetoric. There are headwinds for sure, but my view is there is a ton of opportunity in Canada (just like there was for my generation) for those who want to work hard and find it. Pessimism in politics and the media is one of the biggest roadblocks Canada faces.

Pretty sharp going to Waterloo? Ummmm. how about really sharp. That's a very difficult program to get into. Congrats!! Statistically, all you really have to do is note the inherent inflation rate in the real estate industry. It's been wildly out of whack for 2 decades. This has been ignored for far too long and it's not just immigration, although this is a big element in the last decade. Foreign investors, domestic investors, foreign students, bloated agent fees, land transfer taxes, development fees, immigration, record low interest rates, the introduction of 30 and 40 yr mortgages, slow building approvals, archaic development restrictions.... it's all contributed to this problem. Wage inflation was dusted back in 2009-2010. It's' laughable that all of a sudden this is a problem. What's even more amazing is our new mayor thinks the solution is more public housing. The city politicians are building townhouses for public housing in Downtown Toronto thinking this is affordable and efficient. Nuts.

A million people not paying taxes? A million people not earning any taxable income? Universities and Colleges not reporting tuition payments of non-residents? And yet these same million people taking Canadian homes? Benny Tal’s bank has been publicly humiliated for its incompetence in granting loans and the overseeing body is trying to rein in the CIBC. Tal has an agenda to get the BoC to lighten up because his bank is so incredibly overextended. Finally, non-Residents are certainly not Canadians, nor do they have the right to remain in Canada. There are always transients in every country. Btw, kick out all of the non-Residents and see what happens to your economy. Because, apparently these people are largely only spending money…. I mean, do they have Health Care? And people didn’t notice an extra million people with access to health care? And they are not collecting UI, or other social services….? I think a lot of people whining have never tried being a non-Permanent Resident in a country. Overstay your Residency Permit in the USA and you’re banned for 3 years from entering…. Hey you guys speak French? It feels like you could benefit from following Jimmy Jean who's Desjardins' chief economist and in general being able to follow what's happening in Quebec which is quite often in contrast with the rest of the country. For instance, Montreal is far more affordable and you can't apply what's happening in Vancouver and Toronto to its case, or following Caisse de dépôt would be quite important to know about Quebecois economy. Likewise, talking about the big banks but never mentioning Desjardins seems off since it acts like a bank for such a big chunk of the population.

Cost more to renovate than to just demolish and build new. Major thing about converting office space into residential is the need to totally redo the plumbing. Office plumbing is no where near adequate for residential needs.

Yeah stats are based on what’s collecting the data and what are the intentions behind the collection of the data. I’m not a conspiracy theorist, but all data is garbage today. This is why all these mistakes are being made. We have been chasing our tails like an excited dog. Add free money on top of that, in a country with free surgeries etc subsidized dental medication. The list goes on. Not going to say, what did you actually think? Rural areas are built up with shopping malls and roads. That’s the only money being spent. I agree with you guys, we need to spend way more money on collection of good data. Non biased shit collecting first.

If the Fed continues to raise then the BoC MUST raise rates proportionally to continue to make Canadian debt attractive. @@marksmith6787 prices peaked during the pandemic. They can’t go any higher except for wage gains. House prices have only gone up because of rates not wages. The pandemic was the lowest possible rates that can ever be had. They just can’t go lower than zero. How can they possibly go higher than that. Right now there is a lot of homeowners who have used their HELOC to buy stuff ever increasing their mortgages. With BOC rates at 5% they just can’t afford to pay the interest. Pause and people will go crazy again thinking rates are going back to zero. Not going to happen. If rates go down so does our dollar since oil is priced in us $ then inflation will increase. Canada is the most indebted and with the largest housing bubble in the G7. Go google Canada vs USA housing and look at the images. It says it all. Even worse is that most of those graphs don’t even include the pandemic. So keep this housing bubble going and a depression will result. Need to understand that housing is near 10% of gdp. I’ve been through numerous housing bubbles and crashes. They always follow the same pattern. In 70’s 80’s 90’s and 00’s we missed it in the 10’s all because of variable rates which are essentially teaser rates. It’s different now. And shortly after the crash. Then rates are dropped and prices rise only to crash and then rates are dropped again. Repeat again and again. Except rates can’t be lowered like the last 40 years or inflation will go up. They were only able to drop without increasing inflation was because of China and globalization. That’s over now and the the new buzz words are on shoring friend shoring decoupled. In a nut shell prices are going up. Wait till that 1000$ washer and dryer set made in China is made back at CAMCO in Guelph where they were 40 yrs ago in a union shop. Prices are going up and there is nothing that can be done.

How much does it need to crash before you can afford a house? 80%. Unfortunately the price at which an average person can afford was in 2000 24 years ago when a chocolate bar was .50 cents.
