Great mention for Sasha Yashin - another YT hero worth watching!.. It does highlight a prescient point... that despite UKgov hopes and wishes, inflation is far from under control, meaning any rate cut is potentially limited and further pain in the property market is quite likely!

How many people die and give birth every year? Without population growth and productivity, this country is finished. The working-age population has been shrinking for a very long time. I think over 50s now make up circa 40%-50% of the population now according to the 2021 Census.

This is why last year's pay rises won't be repeated. Employees will take their begging bowl to their employers saying 'please, sir, can we have another 7%?', and the employers will say 'nope, but you can have a P45'.

I think you may find that those on minimum wage will be expected to do much more on less hours with 30% staffing reductions. I know now I can't carry on running around in my job with barely any cover yet expected to do 8.5 hours work in 6.5 hours. This is one of the biggest reasons minimum wage jobs are so difficult to fill. Yes, there will be exceptions where staff are doing the bare minimum while checking their phones every few minutes but as I have gone into my 50s I have hit the reality I can't do the running round I did in my 20s and 30s. Just so glad I am not in debt as bills for most things eat up any real wage increases. Worrying stuff!

Unfortunately I'm old enough to have experienced periods during the 80's and 90's when unemployment was much higher. It doesn't feel the same today. Back then you personally knew people who were either under threat of losing their job or unemployed and that was within the small circle of people you knew. Today I still see people struggling to get staff.

Are you referring to the payments of benefits to those in work? Employers receiving money from the state (ie taxpayers) so they can pay their workers less? So called benefits to workers actually allowing employers to pay their workers less? This is state socialism or communism if you prefer right here right now delivered by a conservatist government.

Lol Charlie Lamdin you must have signed up a product placement deal with Greggs to showcase their coffee. I cannot imagine quite how someone so "old money" would consume anything from that horrid, common brand! I prefer Caffé Nero. I liked your teacup the other day. I had a similar one I bought in Luxembourg, however I accidentally smashed it.

It won't! Let's for the sake of argument pretend inflation will rise. That would mean rents would shoot up again. Tenants payed around 25- 30% more rent last year than the previous year which is even more of a reason to start buying.

The base rate will sit firm this time round but will slowly decline thereafter. Mortgage lenders are very confident that the base rate will drop too because their rates are dropping. If the consensus was the the base rate were to rise - so too would mortgage interest rates.
