We got our place back in late May at a 6.375 with nothing down and no PMI. Learned a lot. I regret not getting a home inspection but it is what it is. My agent and the seller’s agent were very surprised when I would go down to the basement and climb in the attic and crawl spaces lol. I looked at houses really in depth. We are waiting for our new electrical box but I sanded our hardwood floors and refinishing them this weekend (all a first for me). Y’all gave me great advice. I wish I watched you guys beforehand and found your channels earlier but it is what it is. I love how honest and open you guys are!

I asked a selling agent about her listing: 55yo, almost no updates, probate sale, overpriced. Asked what it would be worth when fully updated. Answer "market price". There are 3 comps on the street behind, 2 with same floor plan! Impossible to buy fixer and update without going way over current comps.

In markets that are still undersupplied you are likely right. During the COVID boom people were not getting enough of a discount to buy a fixer. In some markets that has corrected and you are able to build some equity into the home and update the design to your tastes.

It would be unusual for a first time buyer (or almost any buyer) NOT to get cold feet. Know yourself, know your goals and you will make good decisions!

I'll be honest, we spent about 3 years "shopping" because we thought prices were too high and were destined to come down (they never did and haven't yet), had our landlord not sold the rental we lived in forcing us to move in 60 days we likely would been stuck on the sidelines priced out of buying because prices were ridiculous and spiraling higher in 2021 (they're a relative bargain now). The harsh reality of being forced to move forced us to get off the emotional plane and boil the process down to a purely financial decision once we found a house that met our needs and we liked.
