Mike, I’ve been following since the apartment and the hellcat. I keep watching because I enjoy watching you grow, not necessarily because of the content. Go in the direction of what your gut says for future content, you will be successful either way. Hell I follow the guy who buys and flips car washes, it’s not about the content itself, it’s watching people succeed that make it enjoyable.

Look into multi family investing. Start with a 4 plex. Get a management company to run it. As rents go up it’s worth more. Like a business. The can only way a house increases in value is what the other comps are going for.

As someone who has 6 rental properties, and primary property, definitely add a half bath, and really a full would be preferred as it’ll help bring in more money per month, and offset the construction cost, which is all tax deductible. I built a $30k dedicated office and wrote off basically the whole thing in 1 year and within 9mo of rental had the cost paid off, pure profit after that.

I know it’s alot to ask but a second channel with the whole process from start to finish about buying a rental house and fixing it ect. All the way up to renting it out and everything to go along with it. What to do and what not to do. That would be a whole different type of videos from you. You have a decent amount of followers that would already be watching those videos and then you’d possibly get a whole new audience from that channel as well. If that’s possible that would be amazing.

Mike, dont worry about copyright strikes anymore on youtube. Creators like you and myself were told awhile back by youtube that they werent going to have strikes anymore. They were going straight to a revenue sharing system and letting you know beforehand. Thats why we upload as unlisted to let it do its checks first before going live. So let it play man and you will know before you make the video live! You can either fix the audio or let it share the revenue. Hope that helps
