If the builder is paying your commission, how do you represent the buyer's best interests?

That is a great question. When you sign a buyer's agreement with an agent, they represent your interests. Also know that ALL (at least in Columbia, SC) buyer's agents are paid from the seller's proceeds. It is more of a thank you to buyer's agent for bringing the buyer. The agent still represents the buyer. You may ask, "doesn't the agent benefit from a higher price?" First off, when I have a buyer, I am not just legally supposed to look out for their interests, I feel a moral obligation. But let's run some numbers... If the price is a $5,000 difference, the agent's commission changes about a hundred dollars or so. Not enough to change a business person's profit really at all. But that difference is MAJOR to a buyer. Again, if you believe in your agent's integrity, that they are looking out for you, you're covered. Hope this helps! Best, Adrian
