The pace of regeneration in Sunderland is such that even locals will be surprised at the progress being made and we’re attempting to visually update the changes for expats who I’m sure will be interested and perhaps locals who strive to keep updated.
Regeneration of Sunderland
In my lifetime we’ve witnessed the demolition of the old Sunderland town hall in Fawcett Street in 1971 to create a new Sunderland Civic Centre in Mowbray park which was opened in 1970.
This is an historic view of Sunderland town hall in Fawcett Street and sadly, this is how the site looks today, the crowds have gone and now Fawcett Street is little more than a bus route heading north out of town.
This is what was built in Mowbray Park to replace the town hall, looking like a figure of eight from above and renamed Sunderland Civic Centre.
In October 2022 work started to flatten the site to make way for housing named The West Park Quarter, an estate of 2, 3 & 4 bedroom homes and 1 & 2 bedroom apartments.
Sunderland Civic Centre in turn was relocated from Mowbray Park to an office block facing St Mary's Boulevard and renamed Sunderland City Hall.
This is where Vaux Brewery once occupied, now named the Riverside Central Business District, still a work in progress but already housing new businesses in multi story offices with over one million square feet of modern offices which will hopefully provide 8-10 thousand jobs.

The masterplan included the building of 1,000 homes, but sadly the builder went out of business before completion with all that’s left are these 2 blocks covered in purple insulation.
Ocado, a very large online grocery retailer was the first occupier to take office space on the site in 2019, occupying the top two floors of The Beam, a 60,000 sq ft building quite close to the Town Hall with a range of customer service jobs.
A new footbridge has been installed linking the Riverside Central Business District to the North side of the river at The Sheepfolds where space for small businesses and start-ups has been created in the former stables with many small food outlets have taken space.
As well as a new walking and cycling route, this new bridge will be a direct walking route from Sunderland Town Centre to The Stadium of Light, easing congestion on Wearmouth Bridge on match days.
Sunderland is forever changing, but hopefully it will be all for the better once the current plans are completed.
